Our cabin is perfect for a family getaway! The property consists of two houses, a main house and guest house, creating a perfect set up for two families! Twin Pines Lodge is walking distance to the Bear Mountain Shuttle and the New Alpine Zoo and short drive to Snow Summit, the Village and the lake. Bristlecone Trail is right across the street and provides amazing hiking during Spring and Summer and during Winter the hiking trails transform into the best free sledding in Big Bear Lake!

Our home is child friendly but please note the yard is not fully fenced (common in Big Bear Lake). We also have stairs in the main house. You must watch your children at all times.

There is free parking in the driveway next to the house. Per our license only 3 cars are allowed to be parked on the property.

Getting around

Twin Pines Lodge is very centrally located. We are walking distance to Bear Mountain Shuttle, Bristlecone Trail, the Alpine Zoo, and the Moonridge business district. Snow Summit and the lake are both a 5 minute drive away. If you don't feel like driving, Big Bear now offers a free Trolley to help you get around town. There are multiple ways to get up to Big BearLake. Choose your route according to your starting location, weather, and road conditions. HWY 330 / HWY 18 - RUNNING SPRINGS The shortest and quickest way for visitors coming from Los Angeles, Orange County, and other points west is Hwy 330 / Hwy 18. Please note that this route can become very congested on the weekends during peak season. HWY 38 - REDLANDS Scenic Route, Less Switchbacks Though the drive on this route takes a bit longer, it is typically less congested than Hwy 330 / Hwy 18. HWY 18 LUCERNE VALLEY Hwy 18 is the quickest way to/from Barstow, Las Vegas, and other high desert locations. This route has the least amount of mountain driving.

Events are never permitted in vacation rentals in the City of Big Bear Lake. This is a city ordinance and if found in violation the guest will receive a fine.
No smoking
Smoking is not permitted inside or outside if the property. We are located in the forest and smoking strictly prohibited as a fire safety measure. If guests violate this rule they will be fined.
Minimum age limit for renters: 25
Maximum occupancy
We are licensed for 9 guests total including infants and children. Of these 9 only 8 can be adults. The city of Big Bear Lake has a strict occupancy policy. If you are over occupancy the city will issue a $1000 fine. All fines incurred will be paid by the guest. The host is not responsible for any fines incurred by the guests.

House Rules

Check-in 3:00 PM
The City of Big Bear Lake requires in person check-in. Our property manager will meet you upon arrival. At this time you will be asked to present a government issued ID and sign the Good Neighbor Policy. Your door code will be sent to you the on the morning of check-in.
* Early check in may be possible, please inquire.

Check-out 10:00AM
If guest do not check-out by 10:00AM they will be charged $50.00 fee for every 30 minutes they remain at the property.
* Late check out may be requested in summer, please inquire

Parking: We are licensed for 3 cars. Only park in the driveway. Do not park on the street. If you park on the street you may be fined and ticketed.

Occupancy: We are licensed for 9 people (including babies and children). Of those 9 people only 8 can be adults. The City of Big Bear Lake has strict occupancy rules. If you are found to be over occupancy you will be fined by the city.

Walk Through: Once inside, please do a walk through to inspect all parts of the property for any damage (to avoid being penalized for damage that may have occurred prior to your stay). If the premises appear dirty or damaged upon Check-In, please let Owner know immediately.

Cleaning Fees: The cleaning fee is paid directly to the cleaning crew. They clean, sanitize, and set up the property before and after your stay.

Housekeeping: Staying in a house is different than staying in a hotel. We do not offer “housekeeping” or “maid” service. While you are not required to do any vacuuming, mopping, cleaning bathrooms or making beds, we DO ask that you at least clean up after yourself and your guests. Wipe up spills, crumbs, sand, etc. If you think you may have stained something, or soiled something excessively, please contact the owner for further instructions or at least leave a note for the cleaning staff. Follow the check-out instructions. You will find them listed in the binder found in the entryway.

Trash and Recycling: Per the City of Big Bear Lake municipal code, renters are responsible for the disposal of their own trash and recycling. Please, never leave trash outside! It will attract bears and other critters. There will be a fee for trash removal of $25 per bag, for any trash left in the house or outside.

No Smoking or Vaping: Smoking of any kind is NOT allowed inside of our home. Smoking in the house will result in an additional $500 cleaning fee, plus loss of your security deposit. If you must smoke please do so outside and at least 20 feet away from any open windows or doors. Do not leave cigarette butts on the decks, yard, driveway or anywhere else outside. Guest will be charged an additional $300 minimum cleaning fee for cigarette butts left on the property.

Dogs: Our home is dog friendly! There will be a $100.00 per dog flat rate with a limit of 2 dogs. The Guest is solely responsible for their dog while on the property. All dogs must be leashed when outside at all times. Guest is responsible for cleaning up any/all dog refuse. Dog must not cause damage to premises or furnishings. If damages are caused, the cost of the damage will be deducted from the security deposit or a request for funds will be sent to the guest. Guest should prevent dogs from barking or making excessive noise at a level that disturbs neighbors. Dogs will not be left unattended anytime during your stay. Dogs will never be left unattended outside. The homeowners assume no responsibility for illness to dogs or humans while on the premises. If a dog is brought into our house without homeowner consent Guest will forfeit their security deposit, their booking will be terminated, and all guest will be evicted immediately without any part of the trip refunded.

Fireplace/Firewood: Guests must provide their own firewood. Never leave the fireplaces unattended at any time. No one under 18 years of age shall use the fireplaces. Do not put anything except firewood or Dura-flames in the fireplace. Use of any other material in the fireplaces will result in the immediate termination of the Rental Agreement. No open flames, candles or outside fires in or around our property.

BBQ/Grill: Guests assume all liability if they choose to use the outdoor grill/BBQ. Guests should not leave the BBQ unattended at any time. Guests are responsible for all damage, including stains and any damage to the deck, as a result of their use of the outdoor BBQ. Guests are responsible for turning the propane off and covering the BBQ after each use.

Fire Pit: Do not burn anything in the fire pit! Do not leave the fire pit unattended while on. When you are finished using the fire pit please turn it off using the knob and turn off the propane.

No Events or Parties: Events and parties are prohibited at all vacation rentals in the City of Big Bear Lake

Quiet Hours: Guests will respect the neighborhood at all times. Quiet hours are from 10:00 p.m. to 8:00 a.m. At no time shall Guests cause any noise or other disturbance that could negatively affect the quiet enjoyment of all other neighborhood residents and guests. Guests may not use the residence for events, parties, weddings, or any other uses that violate the City of Big Bear Lake's Development Code.

Payment: Full payment is due at the time of booking.

Cancellation Policy:
Travelers who cancel at least 14 days before check-in will get back 100% of the amount they've paid. If they cancel between 7 and 14 days before check-in, they'll get back 50%. Otherwise, they won't get a refund. No refund after that. No refunds will be issued for weather related issues. We do not refund due to road conditions/closures due to storms or snow. Snow chains will be required during the snow season. Stay up-to-date on weather and road conditions as they will impact your drive to/from the mountain.

No Refunds or Credit for any features not working during guest’s stay: Including WiFi, arcade machine, BBQ, dishwasher, etc. These items along with any other luxury items can break quickly without notice and take time to repair.

Power Outages: Our home is located in the mountains where snow storms and high winds are common which can disrupt power for long periods of time, while we don’t anticipate this, it can happen and you should always be prepared when traveling in the mountains with food, water and flash lights. We do not refund for loss of power unless it is anticipated to be out for more than 24hrs, you will be credited for balance of time less cleaning, taxes and fees .

Wildlife: As our home is located in the mountains, wildlife and pest are all over the area. We work hard to keep them out of our home by providing screens on the front door, sliding glass door, and windows. Please do not tamper with or remove our window screens, keep all window screens on and door screens closed at all times. Do not leave the home with the windows or doors open. We inspect our home before and after each guest, you will be charged for pest removal and damage if it is found. Do not bring pinecones in the house, they are full of bugs. *You will not be given a refund for wildlife or insects found on the property.

Non-Compliance Fines/Fees: Any fines billed to the owner by the the City of Big Bear Lake due to the actions of you and/or your guests will be billed to you. As outlined throughout this document, any evidence of rule violations by you or your guests (occupancy limits, age, animals, smoking, BBQ, parties, events, quiet hours, good neighbor policy, failure to vacate the property at the posted check-out time) will result in your deposit being forfeited and/or your rental reservation being terminated without a refund.

Security Cameras: Please be aware the property has Ring security cameras at the front door and the side deck. Each camera faces outward and is used for security purposes only. There is a Ring doorbell at the front door. Please do not push the Ring doorbell as it will ring to us.

Theft: Please enjoy our home and respect it. We hope you love the decor, games and housewares, they are there for you to use during your stay. However, please do not take anything with you that you did not bring. We have a full inventory of everything and a thorough check is done after every guest departure. If something is missing, the guest will be charged a replacement fee.

Damage and Repairs: Please contact us immediately if something gets broken during your stay, even something as simple as a glass or plate, or if something gets stained to the point of needing to be taken out of service. This helps to keep track of inventory so that sufficient supplies are being provided for the next Guests. In the event that something has been overlooked or something is not working as it should, it is your responsibility to let us know- if you do not report the problem we cannot get it fixed. Guest(s) agrees that the Owner or a hired repair person may enter the premises for the purpose of making necessary repairs or maintenance if the repair is urgent.

Streaming Accounts: If you sign into your own personal streaming account (ie. Netflix, Disney+, etc.) on any of the Property’s streaming devices, you need to sign out of your account before checking out. Owner is not liable for any damage to your streaming account as a result of your decision to sign into Twin Pines Lodge devices with your own account.

Liability and Responsibility: You agree to be responsible and liable for, and by, the actions and safety of every person in your group. You, and your guests, shall indemnify and hold the Owners of Twin Pines Lodge free and harmless from any and all liability, claims, loss, damage or expenses arising by reason of any injury, death or property damage sustained by any person including you or your guests, where such injury, death or property damage is caused by negligent or an intentional act by you or your guests.

Failure to comply with the rules, terms and conditions of the property by you, or any individual associated with you or your guests, will be considered a material breach of this contract.
