HOUSE RULES: Guest Must Sign Rental Agreement

Must be 25 and older to book the property. Guest booking property must stay on property for duration of reservation.

Check-In: After 4:00 PM
Checkout: 10:00 AM
Self check-in with smart lock. Code will provide during your schedule check-in date.

**Pool/Spa Heat** $40 per day (guests will have to let agent know if they’d like to use the heating for the pool at least 7 days prior to stay so we can ensure heat is setup)

**BBQ Grill Rental** $150 flat fee covers up to 1 full week or less of use (guests will have to let agent know if they’d like to rent the BBQ at least 7 days prior to stay so we can ensure BBQ is delivered upon arrival). BBQ must be done outside of the pool area so that everyone is safe.

We do not allow smoking of any kind, including but not limited to nicotine, tobacco derived products and/or cannabis derived substances; breaking this rule will incur a $500 fine per occurrence and/or forfeiture of security deposit.

No pets allowed. Violations will result in termination of reservation without further reimbursement and an additional fee of $400 shall apply

Payment Terms: Payment of the deposit by the guest constitutes an acceptance of all the terms and conditions by the guest and all members of his or her party. A 15% deposit (non-refundable) will be paid at the time of booking being made and the balance becoming due 8 weeks before the commencement date of the rental period. In the event of a booking being made within 8 weeks of the commencement date of the rental period payment will be made in full.

Security Deposit: A security deposit of $500 is payable at the time that the final payment is made. This is to cover breakages or damage to the villa and / or contents, excessive cleaning costs other than those normally incurred in connection with the occupancy of the premises, missing inventory items and charges left unpaid for third party call out the villa including, but not limited to work relating to the interference or misuse of the villa’s system or locksmith call-out. The security deposit will be refunded within 2 weeks of the guest vacating the villa subject to a departure inspection of the villa, its contents and the inventory by the management company and any deductions to cover the expenses mentioned above.

Cancellation Policy:
(a) cancellations must be received in writing and are subject to the following. (1) 8 weeks or more prior to arrival for non-holiday reservations – loss of deposit. (2) 8 weeks or more prior to arrival for holiday reservation, loss of 50% of all funds paid on the reservations at the time of cancellation. (3) within 8 weeks of arrival – no refund of any amount paid.
(b) We strongly recommend that you take out travel insurance to cover yourself in the event it is necessary for you to cancel your trip.

Parties: Absolutely no parties

Extra guests: It is an offense in Florida to exceed the maximum occupancy limit as defined in the rental license.

Subletting, sharing or assigning is strictly prohibited.

Garbage: Garbage pick-up happens every morning Monday – Friday and Saturday/Sunday in the afternoon. Guests are responsible for placing garbage in the receptacle in front of the home.

Off Limit Area: There are designated areas such as the owner’s closet that will be locked and we prohibit any / all access to those areas.

Parking: Maximum of 4 cars are able to park in the villa driveway. Additional cars may park at the club house. There is absolutely no parking on the street.

Pool Policies: Use of the pool is entirely at the guests’ risk. Children must be properly supervised at all times when using the pool or when around the pool area.

Guests take full responsibility for any accidents, injuries, or illnesses that occur while on the premises or its facilities. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises. Guests recognize and agree that they may personally purchase insurance to protect themselves in such events.

Guests are not allowed to book a stay in their city of residence. (within 60 miles) Locals must get written pre-approval in advance.

If you notice anything that presents a danger that could result in damage to the location or to any individuals, let us know immediately.

Please supervise children at all times. No running, unruly conduct, screaming or horse play, jumping on furniture in the location including lobby and common areas

No writing, markers or drawings allowed on walls especially those that are painted or murals. Charges to repair any markings shall be enforced.

Any property may implement video surveillance in public and outdoor areas to ensure the safety and security of all guests.

Quiet hours enforced by security from 11:00pm to 8:00am.

Valid photo ID required prior to check in. When you make a reservation with us, you are agreeing to all of the above House Rules.
