**NO PETS** The house has 5 Bedrooms, 4.5 Bath & sits at the tip of Three Mile Harbor in East Hampton. The house was fully renovated in 2022 and is equipped for your family to enjoy during the summer. Fully outfitted kitchen, multiple family areas, comfy beds & linens. Heated pool (see rules), outdoor kitchen with 48 inch grill, & fire pit area w/ Adirondack chairs. Crib, high chair, baby gates & pool fence avail.

No pets, no smoking, no parties.

The primary bedroom (king bed) is located on the first floor and guests can enjoy the three bedrooms upstairs—one en suite bedroom with its own bathroom (queen bed) and two other bedrooms sharing a jack and jill bathroom (one bedroom with a queen bed and the other with a twin over full bunk bed). A 5th bedroom, called the Studio (king bed) has its own bathroom, lounge area and desk and is in its own separate second floor wing making it a perfect retreat for or from the in-laws.

Owner to provide check in instructions 24 hours before that will include an access code for the property.

House Rules

1) Credit card holder must sign rental agreement and provide photo ID with 48 hours of booking
2)Please double check number of guests on reservation is accurate.
3) Please read rental policy and sample rental agreement before booking
House Rules:
*No Pets. Please do not request to book if you plan to bring a pet.
*No commercial video. No parties. Max 10 adults.
*Guest to sign rental agreement prior to check in.
*The propane tank is on a digital monitor. Guest will be given the before and after reading and guest will be charged $3.50 per gallon after 10 gallons. The propane is what heats the pool and can be very expensive if left leave running. No smoking No pets No parties or events
*All children must be supervised at pool and playground. No diving.
*Check-in is after 4:00 PM
*BBQ: Guest acknowledges that he/she has been advised to only engage one bbq knob at a time before each BBQ ignition. Turning on more than 1 knob before ignition can lead to injury. Please turn one knob then ignite, then turn next knob and ignite.

Payment Policy

No cancelations allowed.

Refundable Damage Deposit

$5,000 to security deposit. Propane usage to be deducted from Security deposit. Owner has up to two weeks to refund security but will endeavor to return as soon as possible.

Cancellation Policy

No cancellation available. Security deposit is refundable.

Notes

Propane: Propane is used to heat the pool. It can get up to $20/hour to run in Propane costs. Guest will be given a meter reading at check in and meter reading at check out and will be charged $3.5/gallon for heating the pool.

Only one garbage bin may be filled per stay. Guests will be responsible for over charges for excess garbage. Please note, only up to 5 broken down boxes permitted and must be placed next to garbage. Garbage pickup is Tuesday (I am working on an additional weekend pickup day at no extra cost).

All linens and towels provided. Beach chairs included as well.

Utilities for longer term renters (10+ days):
Weekly cleaning: $120 ($150 incl. linens wash)
Weekly lawn mowing and landscaping: $80
Weekly Pool Cleaning: $120
Other utilities: Electricity / Propane Gas
(water and internet included)
Garbage pick up: $20/wk
