Edgewater Retreat - Lancaster

HOUSE RULES

Guest required to sign renter agreement.
The minimum age to rent is 25.
No third-party renters.
Security deposit hold required of $500.00. Deposit to be processed by host on guest's credit card.
As a guest of our Airbnb, everyone is expected to follow the following rules.
Check-in and check-out are 2 pm and 10 am respectively.
When Checking-out:Leave bed linens on the bed.
Place any remaining dirty dishes in the sink.
Turn off all lights.
Make sure the fridge/freezer doors are closed.
Dispose of extra trash. Our housekeeper includes 2 bags of trash.  Please leave $25 for the housekeeper for each additional bag above 2.
If the house is left damaged or dirty, in a condition beyond what a reasonable, courteous, guest, would leave the home in, an additional $100 cleaning fee will be assessed for each additional hour incurred by our housekeeper. Broken, damaged, or missing items will result in additional charges.
If you have any concerns, contact us immediately. We will address the concerns you have and come and fix the problem immediately.
No smoking of any kind is allowed. This leaves the house in a condition unsuitable for the next guest. Smoke outside and do not discard the butts on the ground. The daily rate of $200 applies for smoking inside.
Avoid using regular hand/bath towels with skin products. Makeup wipes are located under bathroom sinks. Any makeup/foundation, face medications/creams, and tanning products that stain regular towels will cause additional charges.
The occupancy limit for Waterside is 8, not to exceed 6 adults. Only guests listed on the reservation may occupy the home. The occupancy limit for Edgewater Retreat is 11, not to exceed 6 adults. Only guests listed on the reservation may occupy the home. Unauthorized guests will vacate immediately.
No extreme noises between 10 pm and 8 am. Noise carries on the water, be respectful of neighbors.
No illegal activities and weapons of any kind.
Do not re-arrange indoor and outdoor furniture. Reasonable accommodations may come in writing.
Consumables like condiments or snacks are available for guests. They are free and at your convenience. However, it is up to the guests' discretion and inspection to consume these items if they wish. The host does not take any responsibility for the consumables or allergies the guest has.
Swimming, kayaking, and overall use of the River are at your own risk. Life jackets are provided for guests to use. We do not assume any responsibility for any accidents.
We are a dog-friendly home. All fur baby guests must be approved before arrival. We allow for dogs under 40 pounds. The Pet fee is $25/day per dog. Please keep pets off the furniture.
Any house rules violation is ground for immediate termination of stay.

Fees

$200 Per day that you are smoking inside the house
$100 Late Checkout Fee
$Price of the room for the day with no discounted rate (Base Rate) if the late checkout exceeds 2 hours
$25 – 1 dog/night
$50 – 2 dogs/night
$300 Smart Lock replacement if our smart lock equipment is damaged
NB; As a family home, you may help yourself to our pantry. We try to keep it stocked so a weary traveler can arrive and make a hot meal. All we ask is if you use it, please replace it.
