NO PARTIES:
If guests are found to have had a party, which results in extra cleaning, guests will be responsible for an extra cleaning charge of $300.00 and guests will be asked to vacate the property immediately without refund.
We enforce a No Party Policy to ensure we can protect our unit, our guests, and our neighbors at all times. No parties, loud disturbances and/or noise -nuisances are allowed or tolerated on these premises. In the event of a disturbance, one polite request (warning) will be given to reduce the noise. If our request is not followed, the guest will be asked to leave the unit without refund. Registered guest(s) are responsible for all persons visiting. Non-registered visitors are only permitted until 10:00 P.M., your stay may be considered a party. You may be accessed a Guest Compensation Disturbance Fee.

PLEASE NOTE:
Child friendly" does not mean the area is child proof. It is the responsibility of the guardian/parent of the child/children to monitor their actions AT ALL TIMES.

RESPECT MY HOME AS IF IT WAS YOUR OWN:
Food and drinks shall only be consumed in the common areas such as kitchen and living room. Please do not leave food items or utensils in the living room. Please do not bring food or drinks into the bedrooms.

PLEASE WASH YOUR DISHES after use. DO NOT PUT COFFEE POT IN THE DISHWASHER.
PLEASE WASH BY HAND.

FURNITURE:
Please do not re-arrange any of my interior furniture. Dragging any furniture around my floors will cause scratches and damages.

PLUMBING:
Welcome to New Orleans and to my home. New Orleans is over 300 years old. Most of our homes are well over 100 years old and we do have delicate plumbing systems in this city. I kindly ask that you do not flush anything down my toilet except TOILET PAPER. Do not flush feminine hygiene products. These items will clog the toilet and make it over flow. If a repair man has to be called you may be charged for damages.

100% SMOKE FREE:
This is a 100% NON SMOKING Airbnb, including but not limited to, cigarettes, cigars, pipes, vaping and marijuana, including medical marijuana. Units are cleaned and inspected prior to check-in and a detailed log is maintained on each unit. Units are rented to guests in appropriate condition without any prohibited odor. Housekeeping and hosting staff are trained and skilled in identifying the odors from prohibited items. If our investigation concludes that you have smoked in the unit or brought a prohibited item into the facility, you will be fined $500.00 and evicted without any refund.
Guests are encouraged to notify your host immediately if they smell cigarette, marijuana or any other objectionable odors.
This policy is not intended to stop people from smoking, but to regulate where they smoke and how it affects others.
A designated smoking area is provided outside in the side/rear alleyway. Marijuana is prohibited at all times.

CANDLE, INCENSE, ESSENTIAL OILS:
Candle, incense, essential oils (diffusing, vaporizing, etc.) are prohibited. These items and activities will be treated as smoking, a fine accessed, and the guests may be evicted with no refund.

NO GLITTER CONFETTI OR TACKING UP DECORATIONS TO MY WALLS:
I do understand that you may be celebrating a special occasion but these items are very hard to clean for the next guest and may cause damage to my walls and furniture.

DAMAGE AND/OR THEFT OF PROPERTY: You are reliable for any damages caused (whether by the deliberate, negligent, or reckless act) to the unit, caused by you or any person in your party whether or not staying at the unit during your stay. I reserve the right to request through AIRBNB, necessary amounts to compensate or make good the cost or expenses incurred or suffered by my property as a result of the aforesaid. Should the damage come to light after the guest has departed, I reserve the right to request compensation up to the time when the next set of guests check-in. Including and without limitation for all property damage, missing or damaged items, smoking fee, cleaning fee, guest compensation, etc. I will make every effort to rectify any damage internally prior to contracting a specialist to make the repairs, and therefore will make every effort to keep any cists that the guest would incur to a minimum. I do ask that if damages occur while you stay with me 1. Please take a picture of damages and send to me right away. 2. If it is something small such as a glass, soap dispenser, dish, etc...please do not throw away, but carefully set to the side, in a safe place, and notify me. 3. If it is something I can replace easily or repair just inform me and don't worry. Upon your arrival, if you notice something that is broken or doesn't seem right please take a clear photo of items and send to me via AIRBNB communication. I will make sure that you are not held responsible for said item and will take care of it. I want you to enjoy your stay and your vacation without any worry.

MAINTENANCE:
I do my best to make sure everything is in working order for you during your stay. Please keep in mind that sometimes things just stop working and need to be repaired. Parts may have to be ordered and take time for me to receive. If you find something that is not working correctly, please notify me as soon as possible. I will make every effort to make necessary repairs on a priority basis and as quickly as possible. If any member of my team needs to enter the unit during your stay, you will be notified through Airbnb communication prior to any of my team members entering the unit. It is not my intent to bother you at any time during your stay.

NO PETS ALLOWED:
I do not allow pets inside the residence only to ensure a clean stay for all of my guests. This ensures that ticks, fleas and rodents attracted by pet food left inside the residence aren't an issue. Again, I have a thorough cleaning service and if there is evidence that a pet was brought inside the home against rules, you may be ordered to vacate the premises and there will be a $500.00 fine.

EXTERMINATING:
All of my units are under pest control/termite contracts. I have routine pest control in all of my units which include spraying, maintaining and monitoring pests.

QUIET HOURS:
Please remember you are in a mostly residential neighborhood. Please be respectful of anyone that may be residing in the unit next to you and the neighbors who have been residing in this area for years. Quiet times are between 11:00 P.M. to 8:00 A.M. If you become aware of a disruptive guest, please contact me immediately through Airbnb communication. Television, voices or other devices must be kept at a respectful low level at all times. Doors should be opened and closed quietly. Make sure all doors and windows are closed and locked. EARLY CHECK-IN: Early check-in is offered based on availability for an additional charge. If you require a guaranteed check-in for arrival prior to 3:00 P.M., you must have a pre-approval from me. Keep in mind that cleaners may still be in the unit getting the unit 100% ready for your stay.

LINEN CHANGING:
Your comfort is very important to me. For guests staying multiple nights, bed linen is changed before check-in and after checkout. Housekeeping will be happy to change your bed linen and make your beds each day, for an additional charge. Please contact me with your availability or if you have questions or concerns.

LOST AND FOUND POLICY:
I assume no liability for lost, misplaced, stolen, or damaged valuables or belongings. If you discover that you have left behind something of value to you, please call me immediately and I will make every effort to try and assist you in locating your lost item(s) and ship your item(s) back to you at an additional charge for shipping. I would be happy to return your lost item(s) to you by United States Postal Service. Any item, with the exception of perishable items left behind by our guests and found after departure by housekeeping will be collected, logged in, and kept in a secure location for shipping arrangements to be made by the renter for up to five (5) calender days.

FIREARMS AND WEAPONS:
The safety and security of my guests and staff is paramount. My firearms and weapons policy is designed for the protection of my guests, vendors, staff and pertains to the presence of firearms and weapons on the premises. I recognize that guests and vendors may legally possess firearms or weapons for a variety of legitimate purposes. This policy has been developed to create a safe environment by providing appropriate guidance over the custody of firearms and weapons on the premises. The units are private property. Guests who are lawfully permitted to possess a firearm or weapon may bring such onto the premises for storage purposes only, with the understanding that they are personally responsible for the following: - Guests must abide by all Federal, State, and Local laws.
- Firearm and weapons must be appropriately registered.
- Firearms must be unloaded.
- No cleaning of firearms are permitted on the premises.
- Firearms and weapons must be safeguarded and secured in either a locked, hard sided firearm container or a soft gun case provided by the guest at all times and clearly labeled with their name and contact information.
- No firearms or weapons in the breakfast area.
- Damages caused by arrowheads will be charged accordingly so please be careful.
Guests who fail to abide by my policy may be asked to leave the premises, are subject to criminal trespass and may be subjected to further legal action. Exemptions from this policy are law enforcement officers, designated military personnel who are on-duty and required to carry firearms in the performance of their duties.
No exemption to this policy is allowed for private persons, even those licensed and permitted to carry a firearm openly or concealed under local, state, and federal law are exempt from this policy. I will promptly turn over any firearms left at the facility to the local police if I am unable to contact the owner.

IN CASE OF EMERRGENCY OR FIRE: Contact 911 by your phone. Please notify me in the event of a fire or any other emergency.

FREE WIFI ACCESS:
Access to WIFI is free for our registered guests. The unit's WIFI access code is subject to change without notice. WIFI signals are subject to change without notice depending on the room's location, the status of the WIFI equipment, and interference from other local wireless signals. I assume no liability for guest use. WIFI information will be given to you through Airbnb Communication.

Smart Tv's:
All of the televisions in the unit are "Smart Tv's" and are pre-programmed with Netflix and other Tv applications. Sign-in to your own account on the Tv apps and please remember to sign out upon your departure.

PARKING AT YOUR OWN RISK:
All vehicles are parked at the risk of the owner. I shall assume no liability or responsibility for any vehicle, occupants, or contents while operated or parked at the property. PLEASE LOCK YOUR DOORS.

SHIPPING ITEMS TO THE UNIT:
I discourage guests from shipping personal items directly to the property during their stay. I will not be held responsible for items not being shipped or missing.

SMOKE DETECTORS:
Do not remove or tamper with smoke detectors. If it is discovered that any smoke detectors have been tampered with, there will be a fine. If batteries need to be changed please notify me.

Fully refundable Damage Deposit in the amount of $500.00 will be collected upon check-in and refunded to the guest upon a clear check-out inspection of the property.
Cancellation Policy
Full refunds for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. No refund after that.
