Nature abounds at this peaceful, creekside retreat 5 minutes from Hot Springs. This spacious home sits on a wooded acre frequented by a variety of wildlife. Fall River passes through the backyard, so you can enjoy the sounds of the warm water creek all year long.
The 2000+ sqft house is newly remodeled and has everything you need to stay in and relax or prepare for your next big adventure.

There’s plenty of space with 3 large bedrooms (2 king, 2 XL twin beds), huge living room, dining room, playroom/workspace, laundry. Lots of room for the kids to play, inside and out. We also have a desk with a computer monitor and wireless keyboard available to you for work or remote learning.

Hot Springs is a small rural community, so public transportation and Lyft/Uber are not readily available.

* Due to frequent burn bans, no open flames or grills are permitted. * Smoking allowed outside only (clean up your butts!) * Quiet hours between 9pm-8am. * No fireworks or hunting permitted at any time. * We strongly recommend travel insurance. Payment Policy

50% of total reservation is due at time of booking, with remaining 50% due 30 days prior to stay. Reservations not paid in full 30 days prior to checkin may be cancelled.

Refundable Damage Deposit

Deposit of $200 is required before checkin. This will be refunded within 48 hours following cleaning of the unit after checkout.

Cancellation Policy

Full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. No refund after that.

Notes

* Pets have lived in the home, so this is not suitable for those with severe allergies. * Full RV hookups available for additional fee, May-September. * Air conditioning units in shared areas and master bedroom only. Each bedroom has a ceiling fan and window, and summer evenings are generally cool. * There are recording security cameras outside each entrance, for your safety and ours. These are not actively monitored unless there is an incident. * There is no cable TV at the house, but all TVs are capable of streaming. Peacock TV is provided and guests are able to log into their personal streaming accounts.
