Cozy home w/ Kings, great for family, downtown - Atlanta

Failure to adhere to the following house rules will result in an immediate cancellation of the reservation (no refund) and additional fees. We make it simple; any violations will result in a fee of $500 and an additional cleaning fee of $250. We don’t wish to collect these fees. Please don't be the first one.

- No Parties. No Smoking (including hookah, cigarettes, e-cigarettes/vapes or Vape pens, incense etc.) inside the house. Any evidence of partying and/or smoking inside the house will incur automatic fees listed above. Moreover, guest will be held liable for any fire or property damage costs.
- No loud music outside of the house at all time. No loud music or noise inside after 10pm. No large audio setups (subwoofer, towers, etc) or live music.
- No weapons and illegal drug use
- No covering, removing or tampering with exterior cameras onsite (active at all time) for community and guest safety. This includes to smoke and noise detectors. If the cameras are disconnected, the host has the right to access the house to reset it.
- No body fluids should be found in the property such as throw up, blood…you know what we mean here…
- No unauthorized guests allowed on the property prior approval given by host. Please list full names (first and last) of all guests checking in.
- No unauthorized pet allowed on the property. If you bring more than 1 dog, extra charge of $75/pet for a will be requested prior to your arrival. Please notify host if there will be any pets at the house including serviced animal (2 dogs max). All dogs/pets should be kept off the furniture, beds and crated when the guests are out of the house. Guests must clean up all of their waste before leaving. Sorry, Cats are not allowed because owner has serious cat hair allergy.

** No Confetti/or any decorations left behind at all. If found, will charge an additional $100 cleaning fee.

**Locals (regardless of having how many reviews) must contact us prior to booking and have a working mobile telephone number in which the host can contact the guest. They also need to provide full name and age of all of their guests.

**Local guests, guests with no review, or guests with questionable reviews will be required a fully refundable breaking house rules fee of $500 prior to your arrival.

**Without prior approval from the host, guests that check out later than 11am will incur $50 per 30-minute segment. If guests do not check out by 1 pm, there will be an automatic $200 late checkout fee PLUS the guest will be charged for the nightly rate for that date and will be asked to leave immediately.

**Please note that when you rent our home you will accept this house is not childproofed and we do not have a crib for your infant. By acknowledging this information you, as a parent/guardian, claim sole responsibility for the well-being of the children present. We void our liability for any accident that could occur in our property during your stay. With these things in mind, you can look closely at the pictures to ensure this house will work for your family.

**Liability. The host/co-host nor the property owner is not responsible for any accidents, injuries, or illness that occurs while on the premises. The host/co-host/property owner is not responsible for the loss of any personal belongings or valuables. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises. To the fullest extent permitted by law or statute, the host/co host and the property owner (collectively, the “Indemnified Parties”), from and against all liability, loss, cost, expense, penalties, demands, suits, actions, damages, legal fees and disbursements, causes of action and claims of any nature for injuries or damages to any person or property arising in connection with all acts or omissions of the host/co host and property owner, regardless of whether such injuries, claims, damages, losses or expenses are caused in part by the Indemnified Parties, and regardless of whether such injuries, claims, damages, losses or expenses are caused to the home, residents or occupants of other homes, or property.
