Situated in the peaceful Erwin Lake community, this 2BR farmhouse offers a quiet getaway, while still being close to town. Relax on the patio, appointed with a private hot tub and a gas grill.

Inside, plenty of large windows flood the space with natural light, and a fireplace creates a cozy ambience.

LIVING AREA

The welcoming living area is detailed with a 40" Roku TV that you can stream TV from one of the free TV internet apps/website or if you have any of the following accounts you can login into your Netflix/Hulu/Amazon/Disney+ accounts to stream your choice and a wood-burning fireplace, and a sectional that converts to a sleeper.

KITCHEN & DINING

The immaculate kitchen is equipped with a full suite of stainless steel appliances, helpful gadgets, and ample cookware.

Keep the chef company at the two-person kitchen bar. When meals are ready, gather at the six-person table.

BED & BATH

This home sleeps six guests between two bedrooms and a queen-size sleeper sofa in the living area.

Find comfort in the primary bedroom, furnished with a queen-size bed and a flat-screen TV. The bathroom is configured with a tub/shower combination.

The second bedroom is appointed with two twin-size beds.

OUTDOOR AREA & AMENITIES

The private patio features cushioned seating and a gas grill. After days spent exploring, enjoy relaxing soaks in the hot tub.

House Rules
HOUSE RULES

- Must be at least 25 years of age to book a reservation.

- Guest agrees to abide by all house rules during their stay with full compliance. Guest agrees to communicate any and all questions about rules prior to arrival.

- There is no smoking allowed anywhere on the property. Any smoking detected by damage or scent will result in penalties for neutralization cleaning of the cabin.

Trash:
Place your full trash bags in the black trash bin located on the side of the house next to the garage.
You will find trash bags underneath the sink in the kitchen.

- Booking guest agrees to communicate to host the accurate number of guests prior to arrival. Advance written authorization by host is required for any day guests. Exceeding guest limit may result in a $100 fine per additional guest per night, on top of any and all county fines that may be incurred. Booking guest understands that there is a legal guest and car limit imposed by the county, and agrees to not exceed it.

- Unauthorized Persons are not allowed. Persons can only be authorized by host, in writing. Violation may result in immediate eviction as well as damages. Guest agrees to indemnify host and/or owner against the occurrence of accidents, injury, or damage to persons, personal property, and the real property caused by Unauthorized Persons.

- Pets are not allowed. Violation of this rule will result in a $500 fine in addition to damages, including additional cleaning and/or any lost revenue.
- Smoking is not allowed. Violation will result in a $100 fine, in addition to, damages resulting from smoke residue removal and lost revenue. Smoking includes tobacco, marijuana, vape, and/or any other type of combustible and vapor relating smoking products.

- Guest agrees to immediately communicate to host via booking platform regarding any and all damaged or broken items and/or features of the property or personal property upon their immediate arrival. Guests will not be charged for damages disclosed upon arrival that they did not cause. Failure to disclose damages may result in an additional $100 administrative fine. Stained linens and/or towels are considered damages.

- Guest agrees to pay any and all damages in full as determined by host without mediation or disagreement, including labor, materials, and administrative fee.

- Guest may request an early check in and/or late check out in advance for an additional fee, but must get written authorization from host in advance. Guest acknowledges that early check in or late check out availability is not guaranteed. Guest agrees to not arrive before the agreed upon check in time, and to vacate the property by the determined check-out time. Guest agrees to pay $100 hourly fee as well as lost revenue if guest arrives early or if property is not vacated timely. Guests acknowledge that it may take up to one hour from the booking time for the self-checkin keypad code to activate if the Reservation is made on the check-in date.

- Guest agrees to leave property as they found it. Furniture will be left where it was found, and the property will be left clean and free of debris.

- Guest agrees to fully comply with all local laws. Guest also agrees to not disturb neighbors with loud sounds, music, or aggressive behavior at any time. Guest agrees to pay all fines and/or fees incurred with the county and/or law enforcement due to illegal activity and/or violation of house rules.

- The violation of any house rules may result in immediate removal and expulsion of Guest. Removal and expulsion of Guest is not cancelation. Removal and expulsion of Guest may result in loss of rental payment. Guest agrees to agree to this rule with full compliance.

- Guest agrees to only write true and accurate reviews. Guest also agrees to abide by the booking platform’s content policy on all reviews, and to keep reviews relevant to the property and host. Guest agrees to not use reviews as a form of retaliation, extortion, or sabotage attempts. If guest writes an untrue or retaliatory review, host reserves the right to take legal action, including but not limited to, money damage and injunctive relief.

- Guest agrees to allow host to hold the security deposit a 7 day period after check-out so that collection of any necessary fees, fines, and damages can occur. Guest agrees to willingly pay any and all fees, fines, and damages, as determined by host, without mediation, in accordance with these house rules if requested by host within 30 days of check out.

- Please turn off lights when leaving the cabin.

- Make sure all doors are locked before leaving.

- Quiet hours from 10:00 p.m. to 7:00 a.m per city ordinance.
- Hot tub can not be used from 10:00 p.m. to 7:00 a.m per city ordinance.
The hot tub will be cleaned by a licensed professional prior to your arrival and in some cases during. Please remember to shower before getting into a hot tub. Extended use of hot tubs by people that have not showered can result in terrible rashes. If you are staying 3 or more days and using the hot tub daily, be aware the quality of the water.
Never use soaps, shampoos, bubble bath or any product that creates suds as this can damage the hot tub. The chemical balance of a hot tub is constantly measured and can change due to alcohol, urine, cleaning materials, lotions, etc. and can easily trigger the necessity for a drain, refill and scrub.
Do not leave children unattended around hot tub.
By no means should the hot but be turned off except for emergencies.

- Check in time is 3:00 pm and check-out time is 10:00 a.m.

- Absolutely no pets allowed.

- You must supply your own firewood.
Do not clean out fireplace, Our cleaning crew will handle this.

Refundable Damage Deposit
Your credit card/security deposit will be charged for the following:
Damaged/missing linens and towels.
For any damages found, you will be charged for all repair costs.
Unauthorized animals / pet waste.
If you are evicted for violations, you forfeit all money paid. No refund for an early departure or a no show.
No refund will be made due to power outages or malfunctions with TVs, internet service, or other equipment and appliances, or for carpet stains, or for the sighting of insects or other animals.
We do not refund due to weather or road conditions or other acts of nature.
Always carry chains in the winter months.
