This fabulous 2BR/2BA town home is located in the gated community of Barrier Dunes and has 2 pools (One is direct beach front!), lighted tennis courts (the only ones in Cape San Blas!), 3 fresh water fishing ponds, playground, pet stations, boat washing and parking area, and boardwalks throughout! Always a pet friendly unit and pet friendly beach!

Amenities: 2 Bedrooms – 1 King (Oversized Master Suite with private bathroom and private deck, Walk-in closet, double sinks separate shower and garden tub, and full laundry room), 1 Queen Bedroom with private Deck, 1 Sleeper Sofa in Den | 2 Full Bathrooms, 3 Porches. End Unit – window seat for lots of extra light.

Nestled up to the state park and surrounded by water, it is the perfect place for a nature lovers explorations. Boating, restaurants & other diversions are only minutes away, yet many of our guests never leave Barrier Dunes.

Play tennis, swim in the pools, sunbath on the beach while watching the ever-changing scenes, fish, crab, stir up a card game or read till your hearts content.

Pet lovers are overjoyed at being able to bring along fido, especially those who like to make an extended stay with us.

We fell in love with Cape San Blas our very first visit! We didn't even know it was a pet-friendly beach at the time and we've always had dogs and been dog lovers!

At the end of about 2 years we ended up owning 3 properties, all in Barrier Dunes, and were discovering more we loved about the Cape every trip! Our kids starting going to Cape San Blas when there were 4 and 6 and both are now in college. I look forward to enjoying the Cape with their families when the time comes!

When I started renting, I was a mom of young kids and realized it was a LOT of work to get ready for vacation, so I try to make it as easy as possible for folks renting with Cape Escape Vacation Rentals. I provide everything from beach chairs down to the little things you want when you're on vacation, but many forget...spice, trash bags, laundry detergent and LOTS in between. I also try to communicate as many details as possible before your vacation and provide a very complete guest information book about the area once you arrive so you don't have to do the research!

Some of our favorite things to do are: Bonfires at the beach after sunset, scalloping in the bay, kayaking, Indian Pass Raw Bar to enjoy oysters, crab legs & steam shrimp as well as great local music and company, a day poking around the stores (and eating) in Apalachicola many things!

Policies and Rules

No need to worry about keys or arrival time, a coded keypad on the door handle is provided at all of our Barrier Dunes Vacation Rentals! Just prior to your check-in date, directions from Port St. Joe, Apalachicola or Tallahassee to Cape San Blas, Florida & Barrier Dunes will be emailed, as well as codes for the Barrier Dunes gate and the keypad codes.

Minimum age limit for renters: 25
We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent for the duration of the contract.
Payment Policy
Half of the rental balance is due 60 days (120 days on rentals of 2 weeks or more) prior to check-in and the other half is due 30 days (60 days on rentals of 2 weeks or more) prior to check-in. The due dates & totals will all be on the Rental Contract that will be emailed to you when you are ready to secure your the vacation rental & dates of your choice.
Refundable Damage Deposit
Once you call or e-mail with a request to reserve a date, a contract will be emailed to you. The signed contract & a $300 deposit for 1 or 2-week rentals & $500 deposit for longer rentals (which converts to a fully refundable damage deposit) is due to secure the reservation. The deposit is secured by a credit card which is not charged unless there is a cancellation or damage.
Cancellation Policy
Once we receive your deposit, we block all other prospective renters from renting the specific Barrier Dunes Rental on Cape San Blas for the dates you have reserved.

The deposit is fully refundable (or never charged if you secured with a credit card) if all conditions of the contract are met. If the reservation is canceled, the deposit is NOT refundable or then charged. We recommend looking at Trip Insurance to cover your investment in the event you aren’t able to come for the time you reserve for your vacation. You can compare trip insurance policies at www.InsureMyTrip.com.

Cancellations made between 30 and 60 days (60 and 120 days for rentals of 2 weeks or more) of check-in will forfeit one-half of the rental payment in addition to the deposit.

Cancellation within 30 days (60 days for rentals of 2 weeks or more) will forfeit the entire rental payment and the deposit.

All cancellations must be in writing. Changes in rental dates will be treated as a cancellation & rescheduling will be at managers discretion.
House Rules
Additional rules - Rates do not include a 12% Florida State and Gulf County Tax required by law. Airbnb collects the 7% State tax in your quote and the other 5% Gulf County tax will be added to your offer upon request to book. - Pet Fees: 1st dog is $100 & each additional dog will be $50. Pet Fee for Each Additional Week Over One is $25. PLEASE INDICATE IF YOU HAVE A PET AND HOW MANY. THIS CHARGE WILL BE AN ADDITION TO YOUR QUOTE. - You will receive a contract once the final payment is made and it must be faxed or emailed back to Cape Escape Vacation Rentals within 5 days. - We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent for the duration of the contract. - The deposit is fully refundable if all conditions of the contract (see terms below) are met. If the reservation is canceled, the deposit is NOT refundable or then charged!
