~MAXIMUM OCCUPANTS (4) PER UNIT: Only the specific number of guests (children included) in the booking are allowed on premises unless approved in writing by host. If the guest exceeds the occupancy noted in the reservation all guest and/or visitors to the property can be immediately evicted without refund for unused days remaining. Guest to provide full names of all others that will be occupying the premises during their stay.

~AGE & IDS: Registered guests must be 25 years or older at the time of booking in order to reserve the property. Guest confirms that he/she is older than 25. All guests over 18 must send copy of ID.

~CHECK-IN: Is 3:00 PM or after. Guest may request early check in if available and with written consent of the host.

~CHECK-OUT: is 11:00 AM. Check-out is defined as all guests and personal property being completely off the property. Guest agrees to pay a $75.00 fine if not checked out by the specified check-out time. A late check-out may be allowed if the host gives written approval prior to check-out time.

~PETS: There are no pets on the property - except with prior written authorization of the host with prior consent and approval, a non-refundable pet fee is $150 for the stay to be paid at the time of booking. If traveling with service animals, animals must be with guest at all times and may not be left alone. Documentation for service animal must be received with booking request.

Guests who bring a pet or pets without approval will be charged a $250 pet and cleaning fee and will immediately be evicted from the property without refund for remaining days on the reservation.

Please clean up after pets and dispose of waste in doggie bags and placed in outside trash cans. If leaving alone, please have in crate for safety of pet.

~KITCHEN ITEMS: All items in kitchen (coffee machine, water kettle, toaster, pots/pans, flatware have been counted and any item removed from premises will be charged to the guests.

~BATHROOM: Toilet cannot have anything other than toilet paper. Disposing of feminine items, wipes, etc. will clog pipes. Please dispose of all other items in the waste bin.

~AIR CONDITIONING / HEATING: Please set the A/C to max of 78 degrees in the warmer months and off in the winter. (During winter months they are wrapped and not to be used).
During colder months, the heating (wall units) to be set to maximum of 73 degrees while in the apartment. When departing unit for day please turn down to 67 or below to conserve electricity - it's expensive in the city. When checking out please make sure all other heating elements (electric fireplaces, bathroom radiant heat floor and lights) are all turned off. Any issues with either please report immediately to the host so the situation may be remedied.

~TRASH: The can located under the sink. Should the trash can be overloaded please take out to the black trash cans in the front of the building and place Inside the can. The city has rats so please avoid putting any trash on the ground and place inside. Trash bags are under the sink should you need any more.

~CHANGE OF LOCKS: Guests shall not change out the door locks/door hardware under any circumstances.

~REPORTING DAMAGE: Guest agrees to keep the property in the same condition throughout their stay. Any damage to furnishings, fixtures, or furniture or other notable conditions found upon arrival must be reported to host within one (1) hour of occupancy. Guest must also notify us immediately of any maintenance issues that occur during their stay so as not to cause a larger issue (water leak, clogs, etc.). Any issues not reported upon arrival host will assume it was the current occupant of the unit and damage fees may be charged.

~ANY OTHER REPORTS: Any issues with water, electric or A/C MUST be immediately reported and current guest must allow host/homeowner and/or handyman/technician into the property to asses and remedy the situation. If the guests are unresponsive or cannot be reached, host will allow access to property to prevent further damage or safety issues. No refunds , discounts or relocations will be issued unless the issue is not able to be remedied immediately, renumeration at the discretion of the host/homeowner. Housekeepers clean after each guest and abide by a strict cleanliness and safety policy. Cleaning fees will not be refunded over minor findings, please report to host so it can be remedied immediately.

~REAR YARD: Backyard is NOT for public/guest usage.

~OTHER: No dying hair is permitted. No glitter, confetti, paints etc.

~MOVING FURNITURE: Please do not re-arrange furniture or items in apartment. Dragging of furniture can damage flooring.

~ CHILDREN: While children are welcome, please know we do not have any childproofing, high chairs, etc. You are personally and legally responsible for and must supervise them at all times. Do not leave children unattended in apartment or allow them to roam inside/outside of the property unsupervised.

~ADDITIONAL CLEANING FEES: Please leave our apartment in the way in which you found it. We appreciate you respecting our property. At sole discretion of host, an additional cleaning fee based off extra charge of cleaners can be charged if additional cleanup is required that goes above and beyond the standard cleaning. This includes excess debris, pet hair, trash, etc.

~SMOKING/VAPING of any kind is not permitted in the building. Smoking permitted out front only in courtyard area (not at door).

~EVENTS NOT ALLOWED: Any violation of the smoking, pet policy or having events (parties) will be grounds for immediate removal and loss of all payments.

~ SECURITY CAMERAS: Are located in the front and rear of the property to ensure safety of guests and the adherence to guest/visitor/pet policies.

~Not Wheelchair Accessible.

~DEPARTURE - Guests failure to not honor the agreed & signed vacation rental agreement and not check-out of premises on date & time agreed upon the Owner will enter & take possession of the unit and remove Guest(s) and personal items, if necessary, use law enforcement officials to effect their removal.

~GENERAL: The Host/Owner is not responsible for any injury to persons or property, theft or loss of money, jewelry or other valuable or personal items resulting from this occupancy.

**It is highly recommended guest purchase trip cancellation/interruption insurance in case of family emergencies, funerals, bad weather delays, flight/rental car cancellations, job loss, snow/ice, Covid-19 bans/restrictions, early departures, etc. If you live in an area prone to hurricanes, forest fires, etc. and cannot make your trip, please seek reimbursement through your travel insurance.
