No size limit on dogs. Multiple dogs OK. $15 per dog per day, capped at $45 per dog weekly. Kennels available. Large dog door. Pets may not be left unattended at large in the house (they may access climate controlled laundry room through large dog door). Keep the kitchen-to-laundry door shut if you must leave them unattended. Must remain in the large fenced enclosure off of the back of the house because the property boundary is not fully enclosed. If they cannot be restrained by 4" horse fencing, keep them in the kennel pens that have 8" enclosures.

Wood floors, stone masonry, and country décor make this 2,000 square foot home feel warm and cozy. You and your crew get the whole place to yourself. Exclusive use of the entire property which totals 2.5 acres and the entire house.

Wide porches, sun deck, and tall trees. House is surrounded by mature oak trees and ample windows provide serene landscape views from every room, usually with majestic views of abundant wildlife.

(Well house, shed, and garage are locked/off limits to guests.)

If you are here for the Bandera Rodeo or for touring the Three Twisted Sisters on your motorcycle or with a motor club and are traveling with trailers**, park on the circular gravel drive out front and you are in and out without ever putting it in reverse. Concrete pads behind the house park 3 vehicles, with room to pull trailers behind the house if needed, also.

The house is laid out for entertaining with an open floor plan encompassing the kitchen, dining, and living area. Dining area opens to back porch for easy indoor/outdoor access.

Drift off in the Wild Blue Yonder: Bright color and light are abundant in south-facing bedroom number 2. This room also features a high quality Simmons Cali King and King pillows. Standard pillows available, also.

Bedroom 3 features a twin bed and a wooden study desk.

Laundry room off kitchen with washer and dryer. Laundry detergent provided.

Fold out Coleman queen sized cot with inflatable mattress with pump. Additional queen floor air mattress with built-in electric pump.

**If traveling with trailers, we recommend taking the 173 to 2828 bypass route if coming in via Kerrville vs taking Highway 16 in with all the switchbacks.

We are an easy 25 minute drive to Kerrville via this route or, if you are traveling light and prefer to go slow and enjoy the scenery, or really get some wind therapy, go with Highway 16 but remember to keep the rubber side down and watch out for deer.

Other things to note


$15 per day, $45 per week per dog. No cats, no exceptions.

Pet size: We don't care how big they are. Big dogs will be comfy here. Multiples is OK, too.

This is the Hill Country. We love it here and hope you will, too. Some important things to know about this beautiful, rugged country will help you better prepare for your stay:

This ain't the big city! Arrive prepared. There is a small independently owned gas station and store within a mile of us in Medina but there is no 24 hour pump closer than Bandera (a 15 minute drive). There is a Family Dollar in Medina now!


☆ Our porches are such that you must be able to climb or be assisted up three to six steps in order to access the single-story house.
☆ Once inside, the house is single story with wide passageways.
☆ Walk-in shower with built in shower bench in the master bath. See photo gallery for shower bench detail.
☆ There is a bumper on the shower threshold. See photo gallery for detail on the height of it.
☆ Doorless, curtain closure.
☆ Easy-open lever door handles on all bedroom and bathroom doors.
☆ Motion-activated night light in hallway for easily navigating to bathroom at night.

The parking area is concrete but like most hill country homes, there is a long gravel driveway to get to the house. It is generally reasonably compact but do be advised if you are traveling on two wheels.

We have done all we can to make this inviting to families. We want to point out that because of design, the house is not inherently childproof, e.g. there is a rock ledge around the fireplace. There are steps off both porches with no barricades. Hill Country terrain is rocky and prickly. Little tiny ones will need to be closely supervised at all times. We have nothing harmful stored in low spaces and have outlet plugs everywhere a toddler could easily reach.

All appliances are electric. There is no gas to the property.

Tech/Comms: This is a rural area. AT&T and T-Mobile reach the property. No other carriers work here; however, we now have Wi-Fi and you can enable Wi-Fi calling on your smart phone. Look up your phone manufacturer's instructions prior to departure for this calling option if you have a different cell carrier. Our Internet speed is slower than you may be accustomed to in the big city. It averages 10 mbps.

There is a brand new modern 50" flat screen TV in family room with satellite service (Dish Network America's Top 200, parental controls in settings)

Common area
There are two inflatable mattresses and a couch (not a sleeper sofa, just a large couch) available for additional guests. One inflatable is mounted on a folding cot frame. The other is a floor air mattress. We will book up to (and no more than) 8 guests, but be advised that there are only three beds in three bedrooms. If you are booking a party of more than five persons, this necessarily means additional guests will sleep on the couch and/or air mattress(es).

Child friendly
Full antique style crib in master suite. Front rail is removable to convert to a toddler bed. Outlet covers in all low outlets and no harmful things stored in low cabinets. Families with small children should heed the disclaimer that house features are NOT inherently child safe due to the porches being elevated with no guard rails, rock ledge around fireplace, and other naturally occurring features. We welcome your babies but they do need to be closely supervised here.

Surveillance or recording devices on property: Video cameras monitor driveway approaches.. Outdoor cameras pointed at game trails record still images of wildlife.

Refundable Damage Deposit

Security deposit
Credited back to you your credit card approx. 10 - 14 business days after checkout (less any highly unlikely itemized deductions for damages as enumerated by host to guest in writing). We initiate the refund process immediately upon verification that you have left the property in good shape (and we're sure you will). The merchant services processing time is outside of our control.

Overstay fees
$50 per hour past checkout time. It takes a full day to do a turnover due to the size of the property and amenities offered. We know, it's hard to leave sometimes. If you need to extend your reservation, we are happy to work with you to book an additional day at normal rates if it does not interfere with the schedule for incoming guests. Communication is key! Thank you for understanding.


Entrance to property is video monitored..

The number of persons staying overnight must not exceed the number of persons on the reservation unless host has been notified, explicitly agrees, and extra guest fees paid if applicable.

Bookings may not exceed 28 days in length under any circumstances.
