The apartment is located in the heart of “the city that never sleeps”, on East 30th Street, between Park and Lexington Avenues.

You'll enjoy being near to a variety of NYC’s best sightseeing, and still feel that you are in a neighborhood that is safe and serene .

There are 3 main spaces guests can enjoy. Choose from 1 of 2 rooms or both for large parties:

1) The Main Apartment with 1 Bedroom & Bathroom
2) The Duplex Suite with 2 Bedrooms and Bathroom
3) The 1000 square foot Walled Garden

Both the main apartment (1 bedroom) and duplex (2 bedrooms) have enough beds and fold-out sofa beds to comfortably sleep 10 people. In total, we’ve got 4 beds and 5 fold out beds for large groups of up to 10.

1) The Main Apartment with 1 Bedroom & Bathroom:
There is one queen sized bed for 2 guests and one marble bathroom attached to the bedroom. We’ve also included 2 chairs and 1 ottoman that all convert into extra single beds.

The bathroom in the apartment is modern with a glass sink, toilet, small bathtub with rain shower. The bathroom and the kitchen within the unit have been remodeled so you won’t have to worry about any water that isn’t hot enough.

This whole apartment has been polished to make sure guests are happy and enjoy themselves.

Within the living room, 10 people can comfortably lounge and they have access to a full kitchen and dining room.

2) The Duplex Suite with 2 Bedrooms & 1/2 Bathroom:
The first bedroom is completely private and holds 2 single beds that can be combined to form a King size bed. The second bedroom is part of the office/library and has 1 queen sized futon bed with an extra mattress for double comfort. Stairs leading to the upstairs bedroom are in this room.

We’ve also brought a chair that converts into a bed and a fold out ottoman bed. In total, this second duplex suite holds 5 more guests and the rooms are connected by private stairway between them.

3) Private 1000 Square Foot Garden (Allows Smoking):
After a long day, or night, out and about in the city, guests can relax in the apartment’s quaint walled-in garden, enjoying the greenery and change of pace from the hustle and bustle of the streets that are only a few feet away. The 1,000 square foot private garden is an oasis in the midst of the concrete jungle, and it will surely make guests feel at ease. Smoking is okay in the garden, however, it is not allowed inside the apartment.

This elegant apartment has plenty of room to accommodate a couple that prefers the finer things in life or a group of up to 10 family members or friends that are looking for somewhere special to stay.

Stayed with a group of 7 people for 4 days, lost one day to the snow storm and we were offered another night no questions asked. Besides the obviously wonderful location of this apartment, there are SO many things to rave about:

-Great rate for a group of people 5-10 (probably too big for any smaller groups)
-Very clean and well kept, they have some SERIOUSLY comfy beds.
-Endless clean and HOT water (6 people showered and it was still hot!)
-GORGEOUS PRIVATE GARDEN- owner has clearly worked hard to preserve it, love the string lights
-We had a problem with our key/lock and the owners fixed it IMMEDIATELY without us even bugging them

*And perhaps most importantly are the owners of this home- absolutely wonderful, friendly people who are sincerely invested in preserving this home while inviting strangers from all over the world to enjoy it.
My group was immediately welcomed in the home, served champagne and food, and given a run-down for all the best local spots. After a hectic day of traveling, it was a dream come true.

I can't imagine coming to NYC again without staying here....I think this apartment is my happy place.

The living area is set for entertainment, the garden patio is beautiful, and the kitchen is filled with all that you’ll need to make a home cooked dinner, lunch, and breakfast.

I meet guests on arrival, give them the keys, show them around and tell them about the neighborhood. They then have complete privacy unless they would like more information or help, which I am happy to give.

My husband and I live in an apartment upstairs, which is completely private from yours.

It is the center of everything on an upscale and quiet (for NYC) tree lined and picturesque side street just around the corner from just shopping, bars and restaurants. There are hundreds (no exaggeration) of restaurants in all price ranges nearby.

The neighborhood offers a perfect place for access to plays and musicals, restaurants, clubs, cultural and sporting events, shopping, and so much more. If guests desire to travel around NYC so that they may experience other areas of the Big Apple, there are multiple options for easy transportation. There are a number of bus lines all within a four block radius, a rent-a-bike station at the corner, and the nearest subway is only two and half blocks away

The #6 subway is 2 & 1/2 blocks
The #101 and #102 bus are on the corner
The #34 crosstown bus is 4 blocks
Taxi's are easy to hail on Park Avenue

You can walk to restaurants, attractions such as The Empire State Building, Times Square, Rockefeller Center, The United Nations, Fifth and Madison Avenue shopping and much more.

This is a LEGAL apartment and there is 5.875% tax and $2 a night bed tax required in cash on arrival. It is quite Risky to rent an illegal apartment because the attorney general is shutting them down.
The New York State Multiple Dwelling Law prohibits short-term rentals of property in Class A multiple dwellings used for permanent residence purposes (which Includes most apartment buildings but not single and two-family buildings) unless a permanent occupant of the apartment is present during the stay, no money is exchanged, or if the stay is longer than thirty consecutive days.

This listing consists of a 1-bedroom main apartment with an en suite bathroom and an adjacent 2-room duplex suite. There is a private flight of stairs within the duplex adjoining the downstairs room with the upstairs room. There is a half bathroom en suite to the upstairs bedroom.

All guests are required to sign a rental agreement and provide a photo ID within 24 hours of reserving.

Check-in is between 4 pm and 8 pm. Early check-in can sometimes be accommodated with prior approval. Late check-in is $35 an hour until midnight when it increases to $50 an hour. Please let us know in advance so that we have time to arrange for someone to meet you.

The main apartment (1 bedroom) plus the suite (2 additional bedrooms) have enough beds/fold out beds and seating for 10 guests. This will be a cost saving over 3 or 4 hotel rooms but you should keep in mind that some of the group will be sleeping in the living room and and it will be a trade off with being private. Many guests are happy with this arrangement.

The apartment is in an Historic Townhouse from the 1850's. It has been completely remodeled several times. The layout is spacious and somewhat quirky giving it lots of charm.

All guests are accepted. If you have special needs or very young children please chat with us first so you can make an informed decision if this apartment will work for you.

Free on street parking is available nights and weekends. There are several public parking garages nearby. The apartment is in Center City and you will not need a car. The subway is just 2 & 1/2 blocks and 2 bus lines are on the corner. You can walk to almost everything.

After many years of longing I at last am lucky to have the best of both words as I live in an apartment on the beach in Florida and an apartment in the best location in NYC.

I love meeting and getting to know people and especially helping first time travelers find the best of NYC. I wrote a book for my guests telling all about getting around New York....walking, subway, bus, car service. shopping, attractions, free days at museums, restaurants in all price ranges and more. It is all right outside your door.

After I meet guests and show them around I give them complete privacy unless they want to chat or have questions. I love sharing my favorite things about New York if you want to know. It is up to you.

Many years ago I lived in France and remember how to speak it although it is quite rusty now. I can read simple French, but cannot write or spell it.

To secure a reservation a payment of 50% is due. The second 1/2 is due 1 month before arrival.

No parties or events Not safe or suitable for infants (Under 2 years) - Children are welcome however be aware that the apartment has not been child proofed and may not be safe for toddlers. Check with us before booking. Upon reserving all guests must send their names and contact information and sign the Guest Agreement. Guests are required to pay City tax of 5.875% and $2 a night occupancy tax in cash on arrival. No Smoking or animals in the building or you will have to leave with no refund of the rent or security and will be charged $500. The apartment is strictly for the registered guests listed on the guest agreement. For Everyone's Security No unregistered visitors are allowed on the property at any time or at the owners' discretion you will be required to leave with no refund of rent or security deposit or at the owner's choice you will be charged $75 per guest a day/ $95 per guest over night per unregistered guest. No disturbing the neighbors with loud noise. You will be charged a $150 fee if you ring doorbell(s) in other units Recycle your trash . If you do not recycle and the owner is issued a ticket, you will be required to pay the ticket. Turn off garden spot lights at 10 PM. Do not put anything except body waste and toilet paper in the toilet. If you stop up the toilet it is your responsibility to pay the plumber. Smoking is okay in the garden. There is a $5 per butt clean up charge for butts in the garden,. Every child under 2 years of age needs to be counted as a part of the group and will be charged the same amount as an adult. With prior approval early luggage drop off is available at no charge from 12 noon. Guests assume all responsibility for their belongings. Guests will be charged $150 per ares for clean up of body fluids and secretions, including but not limited to vomit, blood, urine or stools. If you soil the mattress you must pay for a new one. The guest is responsible to notify the owner of any dangerous situations. The owner is responsible to correct the problem within a reasonable time. Air conditioners and appliances are not guaranteed. There will be no refund due to their failure. We try to keep them in good working order. Please notify the owner if an appliance is not working. For your security we have camera(s) on the premises but not inside your apartment. We can't accommodate arrivals on Thanksgiving Day, December 24 or 25 nor on December 31 or January 1.
