Although your room is your own, we politely request that your room is kept clean and tidy and free from rubbish . This aids the general cleanliness of the house and keeps unwanted pests away from the property. We also have the right to enter the room during your stay to clean the premises.
Clean up after yourselves
It would not be fair on your fellow house mates if you were to use the communal areas and leave them in an untidy and dirty condition. You should leave all communal areas in the same or better condition than what you found them. The communal areas are there for everyone to use, it does not take much to tidy up after yourself and leave it looking good for your other house mates when they want to use that space as well. That also applies to washing up – don’t just leave your things on the side and expect someone to do your washing up for you. Do it as you go along and others will do the same for you.
Personal belongings in the communal areas
Leaving your own personal belongings in the communal areas can cause plenty of arguments! If something is important to you, make sure you leave it in your room. Using the communal areas as extra storage space for your own belongings may cause disagreements

1. INTRODUCTION: Please email us prior to reserving online so we can approve your booking. We may require a friendly conversation with you so we can get to know each other, answer any questions you may have, and ensure this home is a great fit for you.
2. CHECK-IN TIME IS AFTER 4 P.M. CST AND CHECK OUT IS 10 A.M. CST. Early check in / late check out might be possible, but it depends week to week. Just let us know as soon as you can, and we’ll do our best to accommodate.
3. SMOKING: This is a NON SMOKING home. No smoking is allowed at all, including e-cigarettes. If you smoke outside, you must keep all windows and doors closed, and agree to pickup all cigarette butts. Any evidence of smoking could result in forfeiture of deposit.
4. EXPECTATIONS: You understand that you are renting a our. We would love to share it with you, as long as you agree to take excellent care of the home and treat it as you would your own. That said, make yourself at home!
You agree to keep noise to a minimum - no loud or late night parties. No throwing things into the yard or neighboring yards.
5. NO DAILY HOUSEKEEPING SERVICE: While linens and bath towels are included in the rental, weekly housekeeping service is not included, however it is available at an additional cost.
Please leave bathroom towels at the apartment.
6. CANCELLATION POLICY & TRAVEL INSURANCE: Subject to Airbnb’s cancellation policy, all monies paid are non-refundable. There are no refunds for cancellations, change of dates, early check-out, or reservation changes that result in a shortened stay. There are no refunds for weather-related disruptions to your trip, including hurricanes. We recognize that unforeseen events do occur, which is why we highly recommend Travel Insurance.
7. HURRICANE OR STORM POLICY: No cancellation or refunds will be given. We highly recommend you purchase travel insurance.
8. MAXIMUM OCCUPANCY: Maximum occupancy per room is 1 person per room. These details are specified in the online description for this property. This applies to guests spending the night as well as visitors anywhere on the property. Please email for clarification prior to booking online.
9. PETS: NO pets of any kind allowed. Although we love animals, this is to keep our house in pristine shape and in consideration of our allergies and those of future guests.
10. PARKING: Private parking located in the back of the home. There is enough parking for every guest. Guest are not allowed in driveway. Do not block the driveway. Vehicles are to be parked in designated parking areas only and is strictly limited to the number of vehicles allowed for the property. No parking on the grass, or sidewalks. Any illegally parked cars are subject to fines and towing. Applicable fines/towing fees are the sole responsibility of the vehicle owner.
Please lock your car doors, we are not responsible for your vehicle or your belongings left in your vehicle.
12. FALSIFIED RESERVATIONS: You can not book a reservation for someone else. Any reservation obtained under false pretense will be subject to forfeiture of all payments, deposits and/or rental money, and the party will not be permitted to check in or may be evicted. Evictions are not subject to any refunds, including damage deposits.
13. CONTRABAND: There are to be NO illegal activities, drugs or contraband used or brought onto the premises at any time. If any evidence is found you will forfeit your ENTIRE security deposit and we will notify the police and you may be evicted. Evictions are not subject to any refunds, this includes damage and security deposits. You are responsible for the actions of everyone in your party.
14. SANITATION: Like all homes in the area, sewage pumps can easily get clogged by flushing baby wipes, feminine products, paper towels, etc. The city asks us to requests our guests to NOT FLUSH anything other than toilet paper. If it is found that you have improperly flushed items and it clogs the pump, you could be charged the fee to clear out the pump, which typically costs a few hundred dollars.
15. ACCOMMODATIONS: The home will be in clean and working condition. No compensations will be given for non-working items outside the owners’ control, including but not limited to power outages, internet outages, neighborhood amenities. For items inside the owners’ control, the owners will make every attempt to rectify problems that may occur while you are in the home. It is the renter’s responsibility to notify the owner immediately if there are any problems and you agree to allow reasonable access inside the home. No refunds or any other compensation will be given for problems the owner/manager is able to rectify within a reasonable time frame. No compensation will be given for issues reported after you check out. Please report any issues or problems right away so we can help.
16. LIABILITY: Our home is privately owned. We as the owners are not responsible for any accidents, injuries, or illness that occurs while on the premises or its facilities. We also are not responsible for loss or theft of personal belongings or valuables.
17. WRITTEN EXCEPTIONS: Any exceptions to policies must be approved in writing in advance.
Hold Harmless Clause
By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises. This agreement is made upon the express condition that the owners shall be free from all liabilities and claims for damages and/or suits for or by reason of any injury, or death to any person or property of you and your guests, agents, employees, or third parties, from any cause or causes whatsoever while in or upon the premises or any part thereof during the term of this agreement or occasioned by any occupancy or use of said premises or any activity carried on by you and your guests, agents, employees, or third parties. Therefore, in connection herewith, you and your guests, agents, employees, or third parties hereby agree to indemnify, defend, save, and hold harmless the owners from all liabilities, charges, expenses and costs on account of or by reason of any such injuries, deaths, liabilities, claims, suits, attorney`s fees or losses however occurring or damages growing out of the same.
By accepting this agreement, you acknowledge that you have read and agree to the above rental policies. Please note that the owners are not liable for any injury that may occur while staying at this property, including but not limited to the use of the pool, hot tub, and grill. We are not liable for any disruption of stay due to unforeseen events or weather, including hurricanes. Our liability is limited to the amount of rent and taxes. We reserve the right to enter the property at any time during your stay and will do our best to give you at least one hour notice if we should need to do so. If we suspect the maximum occupancy is being exceeded or damage to the property is occurring, we have the right to check on the property and its condition. The acceptor is agreeing to take full responsibility for any damage to the house that may occur by any guests during the vacation.
Additional house rules: Following these rules helps us ensure that all guests have the best experience in our apartment! We do charge for failure to adhere to rules, but aim to communicate with you as much as possible to avoid charges.
1. **Gather ALL trash, debris, food wrappers, aluminum cans, glass bottles, etc, from the house, parking lot.
2. **Take out ALL trash on specified pickup dates (Friday). Place trash cans on the edge of the street and end of the driveway. Please leave space between containers as a machine picks the cans up. Do not place trash bags outside of the container.
3. **Strip all used beds and leave sheets and pillowcases at the foot of the bed.
4. **Place wet towels on the hook to dry (don’t mix white and colored towels!)
5. **Remove ALL items from the refrigerators and clean out any spills inside.
6. **Turn off ALL lights, TV, appliances, etc. before departing.
7. Please clean and wipe down small appliances.
8. Do not remove ANY sheets, towels, cups, glasses, etc. from the unit.
9. Shoes are to be Removed and places outside the apartment.
10. Do not Block the hallways or stairs with bicycles, Trash or any personal items.
16. Parking is available across the street if there isnt any parking in front of the home. .
DO NOT park in another house parking space, on the street, or block another homes' driveway. You will be towed or ticketed.
17. Checkout time is 10am. If you are not out by checkout time you will be charged a penalty fee equal to an additional day. Check-in time is 4pm. If we can accommodate early check-in we will, however, please don’t count on it.
18. Customer Service hours are 7 am to 7 pm. Please do not contact owners outside of this time unless it is an emergency.
19. If at any time during your stay the authorities or owners are called for ANY reason (loud noises, yelling, disturbance, etc.) you will be given the opportunity to comply with the complaint. We will evaluate the situation and reserve the right to proceed with the eviction process. Should the owners receive another complaint of any type, we will immediately proceed with the eviction process. You will lose any monies paid and forfeit your entire deposit. We will NOT tolerate complaint calls.
20. If ANY item in the unit home is missing or damaged, you will be charged.
21. Notify owners if you intend to have guests over. Should you have other guests and visitors in the home, you immediately become responsible for their actions and understand that their actions may cause you to lose your deposit.
22. The owners have the option to send over their representative at any given time (and without prior notice to you) to oversee the protection and preservation of the premises in the event of an emergency. If the unit needs repair/maintenance, we will attempt to contact you to make arrangements for entry; however, if no contact is made, we will allow our representative to enter the unit to make the necessary repairs.
23. Falsified reservations – any reservation obtained under false pretense will be subject to forfeiture of any advance payment or deposit and the party will not be permitted to check-in.
24. Refunds – there are no refunds for early departure, or failure of utilities or appliances such as HVAC/air conditioning units, TV's or DVD players. If an outage or malfunction occurs during your stay, please contact the owner and we will do everything possible to correct the problem.
25. Inventory: Our home inventory is checked after every departure by a cleaner and inspector. While packing, please ensure that you have not accidentally packed linens, books, or any other items. Any items found missing will be deducted from your deposit.
26. Contraband: There are to be NO illegal activities, drugs or contraband used or brought onto the premises at any time. If any evidence is found you will forfeit your ENTIRE security deposit and we will notify the police and you may be evicted. 28. No liability/indemnification/hold harmless: The owners of the property do not assume liability for the loss, theft, damage or injury (or death) to persons or their personal property. Guests agree to indemnify and hold the owners harmless for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with Guests’ use and occupancy of the rental property, including but not limited to claims for personal injury or property damage/loss.
29. Smoking: This is a NON SMOKING home. No smoking is allowed at all, including e-cigarettes, inside and within 15 feet of the house. If you smoke outside, you must keep all windows and doors closed, and agree to pick up all cigarette butts. Any evidence of smoking within 15 feet of the home will result in forfeiture of deposit, payment for completely removing smell of smoke from the home, and well as lost income from bookings following your stay that are affected due to the smoking.
30. Pets: No pets are allowed. Evidence of pets having been in the house will result in forfeiture of deposit and any liability, damage, or cleaning resulting will be the responsibility of the tenant.
The safety and welfare of our guests is our primary concern; Therefore, all guests must strictly abide by the house rules.
In compliance with Hartford city ordinance, no loud music or noise will be tolerated, and this rule will be strictly enforced after 10:00 p.m.
The damage deposit does not apply to rent and is designed to cover any potential damage to the property or fees outlined in the contract for failure to follow checkout procedures. If no damage occurs, the funds will be released. If there is damage in excess of the deposited amount, you will be billed that cost. The remaining balance may be paid in the form of check or credit card. Credit card charges incur an additional 3% fee
Maximum Occupancy
Maximum occupancy shall not exceed One person per room per stay. If you decide to bring someone with you after initial booking, you will loose your deposit and booking fee.
No pets allowed. Fees will be assessed if cleaners/inspectors make the determination that a pet was brought onto the property.
Termination of Rental Agreement
Rental agreement terminates if premises are destroyed by fire or other casualty, including natural disaster.
Appliances, TVs and HVAC units, are not guaranteed. Repairs will be made at the absolute soonest possible opportunity, but we cannot control the schedule of maintenance.
Towels and Linens
We provide linens, bath towels. Please bring your own washcloths. No linens or towels will be removed from the apartment.
Agent of landlord or landlord may enter premises to make repairs and cleaning while you are staying. We will be considerate of your privacy.
We reserve the right to refuse admittance and or discontinue occupancy if such action is in the best interest of protecting our investment. In the event of eviction, no refund will be made.
Owner of the property are not be liable for acts of theft or vandalism or damage to guests' personal property. This means that although our neighborhood is generally very safe, you are still responsible for securing your own belongings and we cannot pay for lost or stolen items.
Indemnification
Renters will indemnify and hold Owner harmless from any loss, cost damage and/or expenses caused by injuries to persons or damage to property while in, on or about the apartment, hallway, and stairs; as well as from use of any items provided by Owners in the apartment outside the home. Any property located in, or brought onto, the house, area and community shall be at the sole risk to Renters. No liability/indemnification/hold harmless: The owners of the property do not assume liability for the loss, theft, damage or injury (or death) to persons or their personal property. Guests agree to indemnify and hold the owners harmless for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with Guests’ use and occupancy of the rental property, including but not limited to claims for personal injury or property damage/loss.
Sever-ability
If any provision of this Agreement or the application thereof shall, for any reason and to any extent, be invalid or unenforceable, neither the remainder of this Agreement nor the application of the provision to other persons, entities or circumstances shall be affected thereby, but instead shall be enforced to the maximum extent permitted by law.
Multiple tenants or occupants
Each Tenant(s), guest(s),occupant(s) is jointly and individually liable for all Lease Agreement obligations, including but not limited to rent monies and damage to the home. If any Tenant(s), guests, or occupant violates the Lease Agreement, all Tenant(s) are considered to have violated the Lease Agreement. Landlord’s requests and notices to any one Tenant(s) constitute notice to all Tenant(s) and occupants. Notices and requests from any one Tenant(s) or occupant (including repair requests and entry permissions) constitute notice from all Tenant(s). In eviction suits, each Tenant(s) is considered the agent of all other Tenants in the Premise for service of process.

DO NOT park in another house parking space, on the street, or block another homes' driveway. You will be towed or ticketed.
17. Checkout time is 10am. If you are not out by checkout time you will be charged a penalty fee equal to an additional day. Check-in time is 4pm. If we can accommodate early check-in we will, however, please don’t count on it.
18. Customer Service hours are 7 am to 7 pm. Please do not contact owners outside of this time unless it is an emergency.
19. If at any time during your stay the authorities or owners are called for ANY reason (loud noises, yelling, disturbance, etc.) you will be given the opportunity to comply with the complaint. We will evaluate the situation and reserve the right to proceed with the eviction process. Should the owners receive another complaint of any type, we will immediately proceed with the eviction process. You will lose any monies paid and forfeit your entire deposit. We will NOT tolerate complaint calls.
20. If ANY item in the unit home is missing or damaged, you will be charged.
21. Notify owners if you intend to have guests over. Should you have other guests and visitors in the home, you immediately become responsible for their actions and understand that their actions may cause you to lose your deposit.
22. The owners have the option to send over their representative at any given time (and without prior notice to you) to oversee the protection and preservation of the premises in the event of an emergency. If the unit needs repair/maintenance, we will attempt to contact you to make arrangements for entry; however, if no contact is made, we will allow our representative to enter the unit to make the necessary repairs.
23. Falsified reservations – any reservation obtained under false pretense will be subject to forfeiture of any advance payment or deposit and the party will not be permitted to check-in.
24. Refunds – there are no refunds for early departure, or failure of utilities or appliances such as HVAC/air conditioning units, TV's or DVD players. If an outage or malfunction occurs during your stay, please contact the owner and we will do everything possible to correct the problem.
25. Inventory: Our home inventory is checked after every departure by a cleaner and inspector. While packing, please ensure that you have not accidentally packed linens, books, or any other items. Any items found missing will be deducted from your deposit.
26. Contraband: There are to be NO illegal activities, drugs or contraband used or brought onto the premises at any time. If any evidence is found you will forfeit your ENTIRE security deposit and we will notify the police and you may be evicted. Evictions are not subject to any refunds, this includes damage and security deposits. You are responsible for the actions of everyone in your party.
27. Sewage: Some of our homes have a sewage pump that can easily get clogged by flushing baby wipes, feminine products, paper towels, etc. The city also asks us to make the same request of our guests. Please DO NOT FLUSH anything other than toilet paper.
28. No liability/indemnification/hold harmless: The owners of the property do not assume liability for the loss, theft, damage or injury (or death) to persons or their personal property. Guests agree to indemnify and hold the owners harmless for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with Guests’ use and occupancy of the rental property, including but not limited to claims for personal injury or property damage/loss.
29. Smoking: This is a NON SMOKING home. No smoking is allowed at all, including e-cigarettes, inside and within 15 feet of the house. If you smoke outside, you must keep all windows and doors closed, and agree to pick up all cigarette butts. Any evidence of smoking within 15 feet of the home will result in forfeiture of deposit, payment for completely removing smell of smoke from the home, and well as lost income from bookings following your stay that are affected due to the smoking.
30. Pets: No pets are allowed. Evidence of pets having been in the house will result in forfeiture of deposit and any liability, damage, or cleaning resulting will be the responsibility of the tenant.
The safety and welfare of our guests is our primary concern; Therefore, all guests must strictly abide by the house rules.
In compliance with Hartford city ordinance, no loud music or noise will be tolerated, and this rule will be strictly enforced after 10:00 p.m.
The damage deposit does not apply to rent and is designed to cover any potential damage to the property or fees outlined in the contract for failure to follow checkout procedures. If no damage occurs, the funds will be released. If there is damage in excess of the deposited amount, you will be billed that cost. The remaining balance may be paid in the form of check or credit card. Credit card charges incur an additional 3% fee
Maximum Occupancy
Maximum occupancy shall not exceed One person per room per stay. If you decide to bring someone with you after initial booking, you will loose your deposit and booking fee.
No pets allowed. Fees will be assessed if cleaners/inspectors make the determination that a pet was brought onto the property.
Termination of Rental Agreement
Rental agreement terminates if premises are destroyed by fire or other casualty, including natural disaster.
Appliances, TVs and HVAC units, are not guaranteed. Repairs will be made at the absolute soonest possible opportunity, but we cannot control the schedule of maintenance.
Towels and Linens
We provide linens, bath towels. Please bring your own washcloths. No linens or towels will be removed from the apartment.
Agent of landlord or landlord may enter premises to make repairs and cleaning while you are staying. We will be considerate of your privacy.
We reserve the right to refuse admittance and or discontinue occupancy if such action is in the best interest of protecting our investment. In the event of eviction, no refund will be made.
Owner of the property are not be liable for acts of theft or vandalism or damage to guests' personal property. This means that although our neighborhood is generally very safe, you are still responsible for securing your own belongings and we cannot pay for lost or stolen items.
Indemnification
Renters will indemnify and hold Owner harmless from any loss, cost damage and/or expenses caused by injuries to persons or damage to property while in, on or about the apartment, hallway, and stairs; as well as from use of any items provided by Owners in the apartment outside the home. Any property located in, or brought onto, the house, area and community shall be at the sole risk to Renters. No liability/indemnification/hold harmless: The owners of the property do not assume liability for the loss, theft, damage or injury (or death) to persons or their personal property. Guests agree to indemnify and hold the owners harmless for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with Guests’ use and occupancy of the rental property, including but not limited to claims for personal injury or property damage/loss.
Sever-ability
If any provision of this Agreement or the application thereof shall, for any reason and to any extent, be invalid or unenforceable, neither the remainder of this Agreement nor the application of the provision to other persons, entities or circumstances shall be affected thereby, but instead shall be enforced to the maximum extent permitted by law.
Multiple tenants or occupants
Each Tenant(s), guest(s),occupant(s) is jointly and individually liable for all Lease Agreement obligations, including but not limited to rent monies and damage to the home. If any Tenant(s), guests, or occupant violates the Lease Agreement, all Tenant(s) are considered to have violated the Lease Agreement. Landlord’s requests and notices to any one Tenant(s) constitute notice to all Tenant(s) and occupants. Notices and requests from any one Tenant(s) or occupant (including repair requests and entry permissions) constitute notice from all Tenant(s). In eviction suits, each Tenant(s) is considered the agent of all other Tenants in the Premise for service of process.
