Kōlea is a small, gated, well maintained, high-end luxury styled resort community. The sturdy buildings feature eye catching architectural details amid meticulously maintained garden landscapes. Our villa is spacious with a large gourmet kitchen, a BBQ/kitchenette on the lanai and green yard space. The fully equipped Beach Club provides private access to beautiful Anaeho'omalu Bay (A-Bay).

Welcome to Villa Oasis at Kōlea!

Villa 14G, is a spacious 2 bed / 2 bath unit with a serene garden level view off the lanai. The master bedroom has a king bed.  The second bedroom has twin beds. The twin beds can converted into a king bed.  Let us know during booking if you prefer the king so we can share with our local host to have it ready.  Each bedroom has it own spacious private bathroom with double vanity sinks and a tub/shower.  The master bath has a walk-in shower with large soaker garden bath to relax in after a long day exploring the great outdoors of Hawaii. The living room has a queen size fold out sofa bed.  Let us know if you need to use the sofa bed so that we can ensure that it is made and ready for use. Each room comes with a TV and cable. High speed WiFi is provided. The kitchen is fully furnished and stocked with all the key dining essentials, utensils, appliances, cooking oil, a few other basic ingredients/spices needed for cooking a gourmet meal and taking a break from the restaurants. We stock up in Kona at the grocery store and Costco on the first day to avoid the higher convenience costs of items in Waikoloa. The dining room area will comfortably seat 6 people. The lanai has a kitchenette (sink/mini fridge/storage area) with propane Viking BBQ and outdoor seating to enjoy the beauty and serenity of Kōlea . Our villa is a short walk to Beach Club and beach. Beach gear will be available for you to use (boogie boards, chairs, a cooler and umbrella).

Note: We have a pack and play in the second bedroom available as a courtesy for families with small children.

Kōlea is a private gated community. You will be given an updated code to access the front gate before you arrive. Keys are kept onsite for guests to access anytime during their stay. One is always available as backup in a lockbox with a code that is changed between each stay. You'll be given a white card for full access to the Beach Club which includes a charming, comfortable shaded cabana area to sit and relax, infinity pool, jacuzzi with stunning A- Bay views, plenty of space to lounge, a keiki shallow water pool with a beautiful lava rock waterfall, a fitness center hale and the most direct, private path to the beach. Showers are available for rinsing off outside the gate on your way back from the beach. You'll be able to access and explore the Marriott and Hilton properties nearby via the numerous sidewalk pathways. Checkout our website at escapetokolea to order Hilton pool passes.

We have a local host who lives in Waikoloa Beach Resort available to provide on site support for issues we can't handle remotely.

Kolea Resort has the best access to historic Anaeho'omalu Bay in Waikoloa Beach Resort. It is one of the many key features that makes it such a desirable place to stay and sets it apart from other Waikoloa accommodations. Kings' Shops and Queens' Marketplace are both walking distance away. Mauna Lani shops and restaurants are a short drive. Top ranked beach, Hapuna Beach State Park, is right up the road, less than 10 miles away. Waikoloa is central to all key Big Island adventures.

Legal Disclaimer:
By submitting this online booking request, I, the user of this website, agree to abide by the terms and conditions below and swear that all information provided is true. The Guest agrees to follow the property’s rules including, but not limited to, occupancy rules, age restrictions, noise ordinances, community regulations, etc. The Guest will maintain the premises in a respectful and clean manner. If any damages are found by the Local Host and Cleaning Staff then the Guest agrees to bear full responsibility of repairs or replacement, either by security deposit, the damage waiver and/or future payment, at the determination of the Property Owner. By booking this property, the Guest holds the Property Owner harmless against all claims of personal injury, accident, damage, or loss. The Guest agrees to vacate the property at the termination of the rental period. Guests agree to pay all reasonable costs, attorney fees and expenses that shall be made or incurred by Property Owner enforcing this agreement.

Immediately notify Property Owner of all issues with the unit. Communication is key to a satisfactory stay. The Property Owner and their staff want to ensure small issues don't turn into big issues.

Respect all these rules and the peace and tranquility of Kolea.

• A $50 fee will be assessed for each hour the Guest occupies the villa after 11am without owner permission.
• $200 key or pool card fee.

Arrival and Departure:
Check-in: No earlier than 4:00 PM on arrival date. Early Check-in and late check-out options are available for an additional fee if available.
Check-out: 11:00am or earlier. Message to let us know when you have left the unit, so our host and cleaning crew can begin turnover for the next guests stay soon after. It is important that our guest checks out on time to ensure our cleaning crew and local host have enough time to inspect the property and coordinate a thorough clean / restock for the next guest arrival.

Check-out procedures:
1) Return all unit property and furniture to its original position.
2) Clean up all trash and drop it in the garbage receptacles located near the buildings prior to leaving.
3) Clean out all food from the fridge.
4) Rinse, place dishes in the dishwasher and run it before you leave so that the cleaning crew can empty it after the cleaning cycle.
5) We don't outsource the laundry for cleaning so we request that guests start a load of towels in the washing machine before leaving so that the cleaning crew can have a head start on time. The laundry adds up greatly and washing and drying many loads especially for 6 guests can consume a lot of cleaning time.
6) Turn off all lights, set the thermostat to 85 and ensure all small appliances aren't running.
7) Double check the property to ensure you don't leave any personal belongings behind.
8) Close and lock all doors and windows prior to leaving the unit.
9) Leave all cards and keys on the kitchen counter in the turtle bowl.
10) Send a courtesy message to let us know you have left so that can send our local host and cleaners to begin turnover for the next guests.

Each villa condo has its own dedicated covered parking space that is marked by building and room. Please make sure you are parking in the appropriate spot to avoid any issues with the other guests. There are extra uncovered parking spots in Kolea for vehicles to park.

Cleaning Fee:
The cleaning fee covers a thorough cleaning of the villa post check-out, the local co-host support/response and the supplies and taxes on those services.
The villa will be delivered to Guest in a professionally cleaned condition. Upon termination of occupancy, Property Owner will arrange for a professional cleaning service to clean Premises. Guest is responsible for cost of this cleaning. The cleaning fee is mandatory and nonrefundable. Should Guest use and activity require more than regular cleaning services, Guest will be charged for associated excess costs. Kolea is located within a wildlife preserve. Guests frequently complain about intrusion of various animals and bugs into Kolea units especially on the lower levels due to the access provided by the large, 9-foot-tall lanai doors. Critters can easily crawl through the cracks. Our cleaning staff does work hard to identify these issues before every guest arrival, but periodically Geckos and other bugs still sneak in through the lanai door and leave surprises like poop or a carcass. We apologize for any inconvenience this may cause. Birds also like to pop in for a visit when the lanai doors are open. We personally enjoy this interaction. We just shoo them away. If any of this is a big issue for our guests, then we can recommend other resort areas for your stay.

Condition of the Premises:
Guest shall, on arrival, examine the Premises, all furniture, furnishings, appliances, fixtures and landscaping, if any, and shall immediately report, in writing, if any are not in operating condition or are in disrepair. Reporting repairs does not give Guest the right to cancel this Agreement or receive a refund of any payments made.

Cancellations and Refunds:
Read carefully the cancellation and refund policy assigned to you before booking your stay with us. The Property Owner's policy has become more flexible during the COVID-19 pandemic specifically for guests that were booked with us before the quarantine was put in place. If your vacation is impacted due to continued travel restrictions, we will work with you to rebook future dates or cancel as necessary.

For any reason beyond the control of the Property Owner, the Premises become unavailable, the Property Owner will cancel this Agreement and refund in full all payments made by Guest.

Approved Guests and Use:
The Premises are for the sole use as a personal vacation residence by Approved Guests. Reserving Guest is responsible for any guests that use the property during the term of this agreement. Guest may not exceed Max Occupancy for Property at any time. If the Premises are used, in any way, by more than max allowed guests, (i) Guest and all others may be required to immediately leave the Premises or be removed from the Premises; (ii) Guest is in breach of this Agreement; and (iii) Guest forfeits its right to return of any monies collected.

Approved Guests are persons who will occupy the Premises. No unlawful activity or any other activity that constitutes a nuisance is permitted on Premises. Approved Guests take full responsibility for all lost or broken items, and any damages to the Property of any kind.

Maximum Occupancy:
Only 6 guests can occupy the unit. No guests in excess of the maximum occupancy specified in the rental agreement shall occupy the property. Breach of this will result in immediate termination of the rental agreement with a forfeiture of the entire rental amounts and or security deposit.

No Parties:
Our rental may not be used for weddings, receptions, parties, or large gatherings. Any disruptive events could result in the eviction and forfeiture of entire rental amount and security deposit.

Strict Noise Ordinance:
The state of Hawaii has a strict noise ordinance that must be followed. No loud noises, music, load vehicles are allowed between the hours of 10:00 pm and 7:00 am. Please note if the rules are not followed you can be fined and asked to vacate the property.

No Smoking:
No smoking is allowed on the Premises. If smoking does occur on the Premises, (i) Guest is responsible for all damage caused by the smoking including, but not limited to, stains, burns, odors and removal of debris; (ii) Guests may be required to immediately leave the Premises, or be removed from the Premises; (iii) Guest is in breach of this Agreement.

Illegal Substances:
No illegal substances are allowed in the rental, and minors should not be in possession of alcohol. Violations will result in eviction from the property and no refunds will be issued.

No Pets:
Pets are not allowed on this property per the community association rules. Violation of this rule could result in the eviction and forfeiture of entire rental amount and security deposit.

System(s) Failures:
In the event the villa and surrounding common areas should sustains a failure of a system, including but not limited to water, sewer, septic, electrical, gas, plumbing, mechanical, appliances, heat pump, ventilating, pool, hot tub or other system or structural systems, neither the property owner nor the Management shall be liable to Guest for damages, and no refunds will be given for such failures. However, Management will make an effort to promptly repair or replace the failed system or equipment, and in such event, Guest agrees to permit Manager or its service provider to have reasonable access to the property to inspect and make such repairs.

Heating and Air Conditioning:
We want you to be comfortable during your stay. Kolea is an eco-environmentally friendly resort. Hawaii has the highest electric costs in the nation. We set the Nest thermostat in the dining room to a low of 74 degrees and a high of 90 degrees. This allows us to provide our guests lower nightly rates. Turn the face of the Nest device left or right depending on the temperature you prefer. Turn the thermostat up when not occupying the unit. We personally set it at a low of 78 degrees and rely on the fans to circulate and cool the villa and set it to 82 when no occupying the villa.

No refund shall be given for number of devices, outages, content, or lack of content, speed, access problems, lack of knowledge of use or personal preferences about cable/internet/satellite service. Services are provided as a convenience only and are not integral to this agreement.

Lost Items or Left Items:
Property Owner assumes no responsibility for lost, stolen or abandoned items. Reasonable effort will be made to contact the Guest for return. There will be a $25.00 handling charge plus shipping costs for any found items returned at Guest’s request. Property Owner shall not be held liable for condition of said items. Any items not claimed for longer than 30 days, may be donated or sold.

Shipping Policy:
You may ship directly to the home that you are staying in using FedEx or UPS while you are in the home, however we cannot guarantee delivery or security of the package. This will be up to the shipping client and the shipping receiver to arrange.

Termination of Occupancy:
Upon termination of occupancy, Guest shall: (i) return all copies of all keys or opening devices to the Premises, including any common areas; (ii) vacate the Premises and surrender it to Management empty of all persons at agreed upon time; (iii) vacate any/all parking and/or storage space; and (iv) deliver the Premises to Management in the same condition less ordinary wear and tear as received upon arrival.

Security Deposit or Damage Waiver:
The Local Host will conduct a post check-out inspection after Guest departs. Allow a 14-day processing timeline for the return of the security deposit back to Guest account (this rule applies to direct bookings).

Weather and Mother Nature:
The Property Owner cannot be held responsible for circumstances beyond their control. This includes hurricane events, excessive noise from construction or public/private events, wildfire/smoke, weather related interruptions, road closures, interruption of services and utilities or unexpected appliance breakdown.

Personal Property and Injury:
(i) Owner Insurance: Guest personal property, including vehicles, are not insured by Owner or, if applicable, HOA, against loss or damage due to fire, theft, vandalism, rain, water, criminal or negligent acts of others, or any other cause. The Property Owner does not insure against personal injury to Guest, guests or licensees due to any reason other than the condition of the Premises. (ii) Guest Insurance: Management recommends that Guest carry or obtain insurance to protect Guest and licensees and their personal property from any loss or damage. (iii) Indemnity and Hold Harmless: Guest agrees to indemnify, defend and hold harmless Property Owner and Management from all claims, disputes, litigation, judgments, costs and attorney fees resulting from loss, damage or injury to Guest or licensees or their personal property.

Guest agrees to mediate any dispute or claim arising out of this Agreement, or any resulting transaction, before resorting to arbitration or court action. Mediation fees, if any, shall be divided equally among the parties involved.

Joint and Individual Obligations:
If there is more than one Guest, each one shall be individually and completely responsible for the performance of all obligations under this Agreement, jointly and individually with every other Guest.

Entire Contract:
Time is of the essence. All prior agreements between Property Owner and Guest are incorporated in this Agreement, which constitutes the entire contract. It is intended as a final expression of the parties` agreement and may not be contradicted by evidence of any prior agreement or contemporaneous oral agreement. The parties further intend that this Agreement constitutes the complete and exclusive statement of its terms, and that no extrinsic evidence whatsoever may be introduced in any judicial or other proceeding, if any, involving this Agreement. Any provision of this Agreement that is held to be invalid shall not affect the validity or enforceability of any other provision in this Agreement. The waiver of any breach shall not be construed as a continuing waiver of the same or any subsequent breach. This Agreement shall be governed and construed in accordance with the laws of the State of Hawaii shall have personal jurisdiction over the parties and the county in which the Premises is located shall be the forum for any legal action brought in relation to this Agreement.

In consideration of the right to visit the home, Guest agrees to release to the fullest extent allowed by law, Villa Oasis at Kolea Property Owner and its Management, members, officers, associates, employees, agents, representatives, attorneys, assigns, and affiliates (collectively, the Affiliates) from all liability or responsibility of any kind whatsoever for any personal injury, death, property damage or other loss sustained by me, my minor children, any guest identified on this form, or any guest or person allowed onto the property during my rental dates as a result of my, my children’s or the guests participation in a visit to the home, due to any cause whatsoever, including without limitation negligence on the part of Owner or Management. I understand that this release will bind my heirs, administrators, executors, and any other person or entity seeking to claim under or through me.

Refundable Damage Deposit
A $500 deposit is required for all bookings. If no damage is reported by the local host and cleaning crew, then the full amount will be returned back to the guest no later than 14 days after check-out.
Cancellation Policy
We recommend traveler's insurance. If you have to cancel for whatever reason we can work to refund most costs if we are able to rebook your window of time with another guest.
