Waking up every morning to a beautiful view of the Kitty Hawk Bay is just one of the many things you will love about our vacation home. This sound front home is your home away from home. What a location! Located right on the bay on tranquil Bay Drive, with your own beach, and in ground pool, the family will enjoy crabbing, swimming, fishing, and kayaking (if you want to bring a boat, kayak, canoe, big inner-tube, flat-bottom or skiffs are the best). Great neighborhood sidewalk, for biking, running, morning power –walks, and evening strolls.
Sit on the screened in porch and enjoy your morning cup of coffee while watching the ospreys catch their morning meal. Or enjoy our upper deck having evening cocktails while you watch the colorful Carolina sunsets.

Just a short drive to the beach, this sound front home offers a peaceful, relaxing vacation that you deserve. Take a short drive over to Manteo and enjoy all the waterfront shops. Don't forget to visit the recently remodeled aquarium, or take a short trip to Corolla all the while enjoying the wildlife you may see on the way. Visit the center for wildlife education, climb the Currituck lighthouse, Wright Memorial and Jockey’s Ridge sand dunes.
There are just too many things to mention about this wonderful vacation home and all the area attractions. Bring your sunblock and see for yourself all the colorful sunsets on the beautiful Outer Banks of North Carolina.

The furnishings and decor are beachy and comfy. We have upgraded the mattresses to include 1 king, 1 queen, and a set of twin beds along with a queen sleeper sofa. The master bedroom overlooks the sound and has a sundeck for tanning or sunset watching, along with a brand new memory foam king size bed. The master bath has a jetted shower, walk in closet, and a bay view. The second bedroom has twin beds, a full bath, a rollaway memory foam cot and a walk-in closet. The third bedroom has a new queen size bed, with a full bathroom. The main living area is located on the mid- level of the home and includes a large kitchen, 2 dining areas, and a spacious family room area with plenty of seating and a queen sleeper sofa.

There is ample parking space with a one car garage under the house. An outside shower is available to wash away a day at the beach.

Our home is located at milepost 5.0 in Kill Devil Hills with a Dunkin Donuts, go kart/putt-putt park at the end of our street. Also take advantage of the sound and rent kayaks, paddle boards at Duck Village Outfitters right across Highway 158. Close to grocery stores, restaurants, shopping, and a large movie theater. PLEASE NOTE: WE DO NOT RENT TO ANYONE UNDER THE AGE OF 25.

Minimum age limit for renters: 25
Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in or be required to leave the premises. Inquirer must be 25 or older and the contract signer, payer, and present at the property while occupied.
Payment Policy
An advance payment equal to 50% of the rental rate is required 60 days before arrival. The advance payment will be applied toward the rent. Please make payments via credit card or personal checks payable to Nicole Edwards. The advance payment is not a damage deposit. The BALANCE OF RENT is due thirty (30) days before your arrival date.
Refundable Damage Deposit
A reservation deposit of $250 is required. This must be received within five (5) days of booking the reservation. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met.
• No damage is done to unit or its contents, beyond normal wear and tear.
• No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
• All debris, rubbish and discards are placed in black trash bin by garage, and soiled dishes are placed in the dishwasher and cleaned.
• All keys are to be mailed or given to owner upon return and unit is left locked.
• All charges accrued during the stay are paid prior to departure.
• No comforters/blankets are lost or damaged.
• No early check-in or late checkout. (unless discussed with owner)
• The renter is not evicted by the owner (or representative of the owner), the local law enforcement.
Cancellation Policy
A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 60 days of the arrival date, forfeit the full advance payment and reservation deposit. Cancellation or early departure does not warrant any refund of rent.

Rental Rules*

For good and valuable consideration, the sufficiency of which is acknowledged, the parties agree as follows:

PROPERTY ADDRESS: 3212 Bay Drive, Kill Devil Hills, NC

CHECK-IN TIME is AFTER 4 P.M. EST AND CHECKOUT is 11 A.M. EST. Early Check-in must be approved by the home owner.

SECURITY CAMERA NOTICE – Banks Bay Breeze premises is equipped with exterior serveilliance cameras for security reasons. The cameras will not capture any images of the interior of the house, or outdoor showers. They are only for surveillance of entrances.

This is a NON SMOKING HOUSE.

We do not rent to anyone under 25 years of age. Absolutely no house parties. Should a house party occur in the rental unit, occupancy will be terminated with no refund.

PETS - PETS are not permitted in rental units under any conditions.

RVs/Campers – RVs and Campers are not permitted.

MAXIMUM OCCUPANCY – The maximum number of guests is limited to ten (10) persons. An additional charge or $10.00 per person per night for guests in addition to ten (10) will be assessed. Due to the fact the house is not on public sewer, maximum occupancy should be (10) people.

MINIMUM STAY – This property requires a three (3) night minimum stay. Longer minimum stays may be required during holiday periods and Summer. If a rental is taken for less than three days, the guest will be charged the three-night rate.

RATE CHANGES – Rates subject to change without notice.

FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in or be required to leave the premises. Inquirer must be 25 or older and the contract signer, payer, and present at the property while occupied.

WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.

WATER AND SEPTIC – The house is on public water. The sewage is a septic tank. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to three hundred dollars ($300). We ask that you use only liquid detergent in the washer for clothing. Please do not drain grease in the kitchen sink, use a can/cup or the garbage. Thank you.

HURRICANE POLICY–In the unfortunate event that a hurricane should threaten
KILL DEVIL HILLS/OBX, it is important that you follow instructions given by local authorities. Our policy is that we provide no refunds due to hurricanes or hurricane evacuation. Travel insurance information is available below to provide coverage for your reservation.

TRAVEL INSURANCE – We highly recommend all guests purchase travel insurance. If you wish to purchase travel insurance, go to www.InsureMyTrip.com for details and to purchase. We also have information on the All Seasons Travel Plan is available at www.travelguard.com/astp or you may call 877-249-5376.


This home is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
