Prior to booking: Self-catered vacation home is different from hotel room. Right expectation and good communication are important to ensure guest happy stay. Prior to your booking, make a booking inquiry, discuss your personal preference and request and answer follow question to avoid miscommunication 1. Let host know the purpose of your trip and who you are traveling with. 2. Let host know you read and agree with the rules below. Host is not able to accept or decline a booking request while airbnb waiting for guest ID or payment, guests need to withdraw the booking request to free listing calendar if ID verification or payment is not ready. Booking qualification: 1. Guest must be over age of 25, having stable income & paying rent or mortgage, being drug free. 2. Guest must have received and given 3 review rates above 4.7 to qualify instant booking. 3. Guest must be travelling from out of state of Florida. 4. No third-party booking. No local visitor. 5. Children and infant all count in guest number. children and infants number together not exceed 2. ** Guest needs to provide valid picture ID matching with profile name and list additional guest names on secured site immediately after booking for insurance and verification. airbnb only allows registration link to be sent after after booking confirmation. If house rule can be not met, registration can not be done, guests need to cancel the booking within one hour of confirmation to free host calendar and receive full refund. non immediately family guest cell number and home state needed to avoid local guests and party in registration form. Basic House rule: 1. No smoking in unit, patio, balcony, or breezeway. 2. No parties. 3. No animals. 4. No hair color dye. 5. No food/drink, No outside shoes on carpet area. 6. Gas grill is extra $40 for cleaning and gas usage. **. Guest will pay minimum cleaning charge of $500 to clean anything relating to smoking, party, animal, and color dye plus damage repair, lost of rent and fine from resort if house rule broken. To avoid extra charges for contractors and extra cleaning: 1. DO NOT move or remove any sensor or change anything on Smart home device. 2. DO NOT leave door or window open for longer than 5 min while HVAC on. 3. DO NOT Set AC cool temp Lower than 72F. Heater below 72F 4. DO NOT unplug any electronic or smart home device from outlet. 5. DO NOT move furniture around. 6. DO NOT lease anything important after checking out. Housekeeper needs to be paid for shipping & handling. At check out: 1. Leave all furniture and electronics in original order. 2. Check all drawers to make sure you do not leave anything behind. 3. Check (Email hidden by Airbnb) when you are ready to check out. 4. Keep kitchen counter neat. Rules for unforeseen circumstances. Booking with peace of mind. We work hard to serve our guests, but it can not be perfect fit for all guests. We are not interested in hosting negative guests using bad review rating (less than 5 star) to ruin host's business. We are not interested in forcing guest to stay while not happy. Please do not book or terminate if guests do not agree the house rule. 1. Self Catered Vacation (not perfect fit for everyone): A family shares their vacation home with guests. Some items may be lost, damaged, broken at any time, if anything is missing that guests desperately want, guests can buy it, leave it, and we’ll reimburse guests. Normal wear and tear are expected. Please cancel the booking immediately (free the listing calendar) if home is not good fit. 2. No Warranty for things out of host's control: Host is not able to warranty home furnish, beds, bath, Wifi/internet meet every guest's preference. Host is not responsible for water, electric, wifi internet, appliance, AC, hvac or anything down for any period of time. No house phone, No safe box, interior door key. 3. Supply and furnished item: coffee, salt/pepper, conditioner are not provided by housekeeping company. Start kit (toilet tissue, soap, detergent, dish soap, shampoo) provided by offsite housekeeping company for courtesy. Guests need to buy their own consumables after initial starter kit finished, which is normal for the area vacation homes. No one to deliver additional sheets and pillow or any supply during guest stay, there is washer and dryer in unit. Furnished items can be lost, damaged or replaced sometimes. For something missing or broken, and guest thinks the host need s to provide, host can reimburse guest if guests can buy them from local stores for host. 4. Toilet clog during stay: Toilet should be working if used properly (only toilet tissue in and proper amount tissue). Guests agree to help themselves with the plunger provided if toilet is blocked during stay. Guests has to cancel the booking and receive refund for unused nights if guests do not want to clean their mess and host cannot find someone to do it soon enough. 5. Safety and satisfaction: Guest's safety and guest's satisfaction are host's priority. Guest should inform host any safety issue, or anything host needs to correct immediately. Guest can cancel the booking and receive refund on unused if host is not able to correct the problem. 6. Personal Item and personal injury: Host is not responsible in any fashion for the personal items or personal injury of the Guest, guest's family or invitee. The guest is responsible for the personal injury of his/her own and guest's family or invitee. In the event any damage caused by the negligence of the guest, or the guest's family or invitees, Guest is responsible for the cost of repair and lost rent. 7. Noise and alarm: For everyone's safety, Home is equipped with fire alarm or smart sensors, please contact host if any sensor goes off. contact 911 if it is necessary. Host can't be liable for alarm noise or any noise out of host control. 8. Bugs/creatures: As Florida state and the resort have lots of natural setting, guest may encounter different creatures including and not limited to alligator, fish, bird, squirrel, lizard, spider, snake, fly, bee, misquote, roach, ant.... Host cannot be responsible for bite from any creature. If you or any of your guests are uncomfortable with natural creatures, this resort is not right choice. 9. Early termination: Airbnb is not hotel. Guests booked unique vacation home with unique calendar. For guest’s reason to check out early, guests need to work with host to free the calendar for other guests to rebook first. Host will refund new rebooking nightly rate to guest with $95 fee. 10. No refund on used night: Host wants every guest have enjoyable stay. Unfortunately sometimes things aren't a great fit. This is someone's vacation home/ not hotel. no alternative home to offer. no onsite maintenance person. Host can refund unused night if the guest moved out while the home is inhibitable. Guest will be responsible for the further property damage If the guest refuses to move out. No partial refund/refund for used night. 11. Housekeeping and Early check in, late check out. Host can not change housekeeping schedule because host has to request housekeeping immediate after each booking. Housekeeping company has to schedule with housekeepers for the specific time at specific location. It is fair that Housekeepers to be compensated for any special request. Housekeeping is hard job and it is even harder to please everyone. Guest will not use housekeeping reason to request refund/partial refund or request late check out. Host paid the housekeeping company and host will not request/expect refund/partial refund from housekeepers. The guests can terminate and free host calendar and receive refund on unused nights if the housekeeping is not to their standard. 12 Damage or problem created by prior guests: Things could be damaged or replaced. Problem may take extra time and resource to correct. Host can give guest option to terminate the booking and refund unused nights if home is not good fit. Hosts can not provide alternate home to guests because each airbnb home is unique. 13. Cancellation: Guest needs to read everything and house rule prior to booking. Once the dates are booked, they become unavailable to other guests. Allowing a cancelation that close to booking does not allow host enough time to market and refill those dates. For that reason we have to keep our strict cancelation policy in place. If guest wants to receive more refund, guest must cancel the original reservation first before host will assist in trying to rebook those dates with management fee. 14. Guest agrees not to argue or request host to pay difference of cost to find alternate accommodation if the home is not good fit. Host agree refund on unused nights if guest terminate early because home is not to guest standard. Guest understands many things are out of host control. ** Travel insurance: We encourage guests to purchase travel insurance in case of unforeseen circumstances, accidents or other issues that may prohibit Guest from traveling or fulfilling terms. Host is not able to be responsible for any guest's unexpected expense. We have strict cancellation policy, however we refund guest when we have new booking
We only host guests with 3 good airbnb experience for now. Someone shares their self catered vacation home with guests. not hotel, may not be good fit for every guest. Guests need to discuss with us first if any personal perference and request to make sure the home is good fit. Vacation home kitchen is basic and suitable for those who plan to prepare simple meals for dining in and not enjoying the area restaurants on vacation. Guest are supposed to buy consumables once the "starter supplies" are finished. No coffee, salt and pepper provided. Guests can wash their sheet and towels in unit if necessary. Host is out of state and not able to supply additional starter kits, sheets and towels. Normal wear and tear exist in every home. Host can not promise the home is perfect fit for everyone, but guest is offer option to terminate and receive refund on "unused nights" to avoid negative experience. For insurance and fraud protection, Guest ID and contact information required immediately after booking confirmation. Only registered guests can be in the home. Additional guests names have to be listed in registration. I encourage guests to read my profile, listing detail and house rules. "contact Host" prior to booking to avoid miscommunication. We removed the bedroom carpet with easy to clean hard floor and updated the bed recently. No noise hard shoe or jump in bedroom because downstair guest might complain about noise. *** No house phone. *** No keys for bedroom, bathroom, safebox.
