Overview

Pointeast Ocean Front Condominium Resort is located at 3801 South Atlantic Ave. near shopping and restaurants. It has an Olympic size seasonally heated swimming pool, kiddie pool, shuffleboard courts just steps to the beach, and a covered pavilion and community gas grill for small parties. It's in the preferred non-driving beach zone for family fun and safety. There's a lifeguard on duty at the ocean front park next door which also offers covered picnic areas with charcoal grills, basketball and handball courts, bathrooms and outdoor showers. It's a great place for families to hang out.

My #312 Ocean Sunrise Suite has an east facing balcony overlooking the courtyard with a spectacular ocean front view the minute you walk in the front door. The living room has TWO RECLINERS plus a queen sleeper sofa, the dining area has table and four chairs plus two bar stools at the pass thru bar to the kitchen. I provide Cable TV in the living room and both bedrooms, plus free private WiFi throughout the condo. My kitchen is well stocked with all major and small appliances for family meal planning.

I offer a large selection of movies, and some family games and small library of books. My front closet is filled with beach chairs, beach umbrella, beach toys, cooler, small boogie boards and skim boards for fun in the surf. I also have a small supply of sports equipment including a basketball plus some tennis and handball rackets for the park next door.

The mastersuite has a King size pillowtop bed for maximum comfort, large flat screen and separate glass door to the balcony. The master bathroom is inside the master suite for extra privacy.

The guest bedroom has TWO FULL SIZE beds, flat screen TV and guest bathroom is right next to it.

New Smyrna Beach is actually an island. It is a very popular beach town just a half hour from Daytona and an hour from Orlando and central Florida attractions. We have so many restaurants to choose from plus great shopping and nightlife. We actually have two downtown areas, one on beach side and one on the mainland. There are two bridges to the island. We have plenty of night life on Flagler Avenue (North Bridge) , Canal Street on the mainland, and 3rd Avenue as you are driving into town over the south bridge.

You can watch the sunrise over the ocean and then enjoy a beautiful sunset over the Intercoastal waterway. Boating and water sports are plentiful plus fishing both in the Intercoastal and offshore. We have many art galleries, antique stores, live theater productions at our "Little Theater", movie theater, and so much more for you to do whilevisiting.

No Smoking Allowed
I do not allow smoking inside the condo and it is strictly enforced. However, you can smoke on the balcony with the sliding glass door closed tightly.

My rentals are perfect for families. I have plenty of beach gear, sports gear, toys, children's books, games, movies and teddy bears for bedtime. Plus I have a PackNPlay and highchair, safety gate for my little guests.

My condo is not wheelchair accessible due to small bathroom doors, and I do not have a walk in shower, only bathtubs with showers.
Suitable for Events
Families can arrange to use the pavilion, gas grille, etc. for special occasion through our on site office manager. If you are having extra visitors, the ocean front park next door is perfect for larger parties.
Parking Included
Free parking is available at the resort. I will provide TWO parking passes. All cars must have a parking pass to park at Pointeast. If you need more than two please be sure to tell me. Cars without parking passes may be towed.

My husband and I personally own and manage three condos at this same resort. We live just 20 minutes from the resort so we are able to meet and greet our customers and make sure they are comfortable. We have been in the vacation rental business for over 25 years and have many returning and referral guests. All three condos are on the top third floor just a few doors from each other and each can accommodate up to six guests. So they are nice for family reunions, special occasions, small wedding party, and just friends traveling together. Rent all three for a discounted rate.

Policies and Rules

Check Out10AM

Check in is anytime after 2:00 PM. I have a lock box on the front door and the four digit code is part of your confirmation letter. So you can get into the condo any time after 2:00 PM with or without me. I've had guests arrive at midnight due to emergencies and they like being able to get right into the property. Check out is at 10:00 and that's not flexible since I normally have back to back check out and check in the same day and need four hours for the cleaning crew to get ready for my next guest.

Minimum age limit for renters: 21
One person in the group must be at least 21.
Payment Policy
We have a Squareup.com account and mainly use that to obtain the Security Deposit or for last minute weekenders in the off season. Once the security deposit is paid, we email your confirmation letter with everything you need for day of check in. The security deposit is not part of the rent. It is returned to our guests once the vacate the rental and it has been cleaned and inventoried. Except for special events, I normally just have my customer bring a Cashier's Check, Money Order, or cash on day of arrival to pay the rental amount.
Refundable Damage Deposit
The damage deposit is not part of the rent. It is returned to our guests within 14 days of the departure once they have vacated the rental and it has been cleaned and inventoried. I must have a damage deposit to guarantee your reservation. The rental is due 30 days before arrival.
Cancellation Policy
I have a 30 day cancellation policy with full refund. If you cancel after that I will do my best to rebook the condo for your dates. If I am successful, I will roll your deposit over to new dates of your choice based on availability. I have three condos so I'm usually able to accommodate new dates if you need to cancel due to an emergency.
House Rules
No underage drinking, no smoking, no pets...strictly enforced. There must be someone over 21 staying at condo. Quiet time starts at 10:00 PM if you are on the balcony.
