House Rules
***General:
* First and for most, please remember you are booking a property in upstate New York. That comes with many different kinds of wildlife including Whitetail deer, foxes, black bears, bobcats, coyotes etc. Please do not feed or interact with any of them. Also, no hunting is permitted on the property.
* You must be over 25 to book this property - ID required and NO third bookings allowed
*Please, there is absolutely NO smoking of any kind permitted anywhere in or around the property. We cater to families with children and want the home clean and drug free. If rule is broken, you will be charged a $500 fee.
*24/7 surveillance is recording motion and audio for the safety of the guests and home owners.
*Any tampering with the cameras, wifi, or router, you will be charged a $500 fee
*No fireworks, glitter, or confetti allowed on premises.
*Please do not leave home alone with fireplace still lit.
* If you’re interested in hosting an event, please reach out for further information. There are absolutely no events or parties allowed otherwise.
*Home occupancy is 10 (including kids over 18 months) and 3 infants. Any unregistered guests that stay over, booker will be charged extra fee per guest per day.
*If you are booking your stay with your dog(s), please do not leave dog(s) unattended. This property only allows dogs. No other animals allowed. Please note, fee of $500 may apply if rule is broken and damages are done.
*Please be sure to put all infant and child related items back where they were so our next guests with little ones will be able to find things with ease.
***Fur Babies and Service Animals: Prior to confirming your booking, please let us know the following:
• Is your service animal required because of a disability?
• What work or task has your service animal been trained to perform?
In accordance with Airbnb Terms of Service, the ADA, and FHA regulations, we have the following rules for guests with service animals. This ensures that both your stay and that of guests after you will be enjoyable and relaxing. If you have any questions, please ask!
1. Your service animal must be housebroken, non-aggressive, not destructive, and not display repeated, unprovoked barking.
2. Your service animal must not be left unattended at any time.
3. Outside of the guest quarters, your service animal must be on a leash at all times, or under control of verbal or sight commands that they follow at all times.
4. Your service animal should have a collar, harness, or microchip with identifying owner information attached should it become lost.
5. Your service animal must be immunized against rabies and wear a current vaccination tag.
6. Please walk your service animal outside for bathroom needs and clean up defecations immediately.
7. You are responsible at all times for your service animal's behavior. While I reasonably expect that your specialty service animal is well-trained, should any damage occur, you are responsible for the cost of any cleaning, repairs or replacements.
8. You will be required to remove your service animal and/or leave for excessive noise, aggressive or damaging behavior or obvious lack of sanitation.
Note: Please be aware that fraudulent misrepresentation of a pet as a service animal is a federal crime under the Americans with Disabilities Act. If it is discovered that a guest has misrepresented a pet as a service animal, we reserve the right to seek financial restitution, report fraudulent claims to government authorities, and to cancel the reservation and remove the guests without notice and without any refund for unused nights.
