Use the kayaks, go for a swim, fish or launch your own jet ski or small boat directly from the lawn. Overlooking Bonnells Bay this property is perfectly situated with everything on your doorstep.
A little slice of heaven right on the lake! This beautifully decorated and recently renovated lake property has a Hamptons coast theme, is family friendly, and welcoming. Ideal for families or people that are after somewhere to relax and unwind, you will not feel cooped up inside. With comfy beds, lovely styling, and ample natural light, you cannot help but feel like you are outside even when sitting in the lounge room.

This single-story property is fully furnished and has all the conveniences and luxuries you need to fully enjoy your stay. With an open plan living area, three generous bedrooms, a fully equipped kitchen with electric stove, dishwasher, and views of the lake, you cannot help but unwind and relax in the space.

Step onto the large back deck and you automatically feel a part of the lake. The rear garden area has a large, bindi-free grassed lawn for the kids to play on, trampoline, and entry to the lake. The best part is the water is only waist deep for a while so you can watch the kids have fun or enjoy the water yourself, which can get remarkably warm. Of an evening enjoy a cold beverage on the picnic table near the water or the deck, or roast marshmallows on the firepit as you watch the lake change colour with the setting sun.

- 2 bathrooms with Shower, vanity, and toilet - no bath tub in either.
- Fully equipped kitchen with fridge/freezer, ice making, nespresso machine, dishwasher, and microwave.
- Laundry in garage with washing machine and dryer, and clothesline in rear garden.
- Split system air-conditioning in lounge. All bedrooms have ceiling fans.
- Firepit (you will need to bring your own wood)
- Ample toys and games to keep the kids (and adults!) entertained.
- Use of 3 Kayaks, 1 SUP, soccer net, totem tennis
- Direct water access (see pic for launching ability) , and views everywhere.

Whilst the garage is accessible to guests, the boat that is inside is not available for guests use. You are more than welcome to bring your own boat. The lake can be accessed from the rear of the property via a grass slipway (for small watercraft) or for larger, at the Dora Creek boat ramp down the road. There is plenty of room to park your car on the property though there is no covered area. The house is filled with natural light and enjoys all that comes with living on the lakes edge.

For those with little ones, there are ample children’s toys and games to be found throughout the property. There is a TV with chromecast set up in the kids’ bedroom and a hallway door that can be closed off if the kids are getting a little boisterous. However, there are no gates on the veranda and whilst there is a sliding door that can be locked, you will need to be mindful of this as the lake can be accessed easily.

Check-in information will be emailed through the night before your stay. It will contain all required information on the property and where/how to access the lock box. You will find a House Manual at the property. We highly recommend reading over this when you arrive. It contains invaluable information about the property and the area, plus contains all emergency numbers that you will require.

House Rules
- There are no gates on the stairs or fence across the waters edge, so children must always be supervised.

- Ensure that Kayaks, 1 SUP, soccer net, and totem tennis are all put away after use. No life jackets are supplied so you will need to bring your own.

House Rules - TERMS and CONDITIONS:
Please read the following before making a booking. We have a beautiful property we would like to share with you and other guests, and we must make sure the property and our neighbours are happy.

With our properties, there are just a few extra rules we want you to be aware of, so we all have the best possible interaction with one another.

1. We have a strict no events policy at this house. We can NOT accommodate any type of event. No parties, no hens/bucks’ weekends, or functions.

2. Noise complaints. Please keep noise levels down as property in a residential area. Our neighbours live in their properties permanently and as such have the right to expect it to be quiet during the hours of 10pm-8am. Any complaints from the neighbours may result in immediate termination of rental and loss of all remaining monies paid including bond.

3. To ensure the property is kept in the same condition for all guests, there is a strict no use of candles, incense, or fake tans within the inside or outside of the property. Any damages caused using these, and other items will be the responsibility of the guests.

Any breach of house rules in general, can result in eviction and no refund being issued.

Additional House rules are:
a. No extra people on premises. If booked for 4 people, only 4 people can stay even if the property accommodates more guests. Penalty fees will apply for excess guests.
I. $80 per person per night will be billed to the primary guest.

b. No unruly behaviour or excess noise.

c. It is a requirement that the property is returned in clean condition. Your rental includes a general clean and linen fee however if there is excess cleaning or laundering required, we do charge extra.

Extra cleaning and laundering include but is not limited to rearranging furniture, dirty dishes, rubbish left, stained linen/furniture/blankets/pillows, or food and drink stains.
I. Excess cleaning $70 - $150
II. Rearranging furniture $120
III. Dirty Dishes $50
IV. Rubbish left behind $80
V. Stains $250 to $400

4. Do not remove any items from the property that do not belong to you. Any damage, breakage, or theft is the tenant’s responsibility during their stay, and if anything is noted by our cleaners as missing or broken it will be charged against the primary guest.

5. Smoking inside the house is strictly prohibited. If you smoke do so outside away from any doors or windows. Please dispose of cigarette butts in the proper manner. If any butts are found on the lawn, in the garden beds, or disposed of around the property a fee will be charged for their disposal.
II. A fee of $250 applies if smoke is detected inside the house and a $150 surcharge is applied if we find cigarette butts anywhere.

6. Please do not leave your property behind as they will not be sent to you. If they are of value, arrangements can be made at your cost. Items left behind can be posted at a $50 dollar handling charge plus shipping. To be paid before item is posted.

7. All doors and windows need to be closed and locked when you leave the property during your stay and upon departure.

8. Remove all garbage from the house before you leave and place in the relevant outside bins, ensuring that if you are checking out on the designated bin night that you place the bins to the curb. If no room in bins, then please take excess rubbish with you.
I. Fee for disposal of excess rubbish left at property $80
II. Fee for not placing bins out $50

9. The primary guest acknowledges that they have read and understood these terms and conditions and that they are responsible for the compliance of those rules by all other guests as well.

10. Check out time is strictly 10:00 am unless late check out is offered or negotiated in advance before your arrival.

11. Personal Injury and Property Damage. The hosts, the property owner, or any other representative shall not be liable or responsible for: (a) any personal injury or consequential damage of any nature whatsoever, however caused, that may be suffered or sustained by the guests or by any other person who may be upon the Premises; or (b) any loss or damage of any nature whatsoever, howsoever caused, to the Premises, any property belonging to the guests or to any other person while such property is in or about the Premises. Occupants must report breakages immediately (or as soon as practical) and are responsible for loss or damage of property belonging to them, or their guests, and for the damage or loss of property belonging to the property during their stay. The hosts strongly recommend all guests to take out travel & health insurance.

The property will be clean and in working condition. No compensation will be provided for non-working items outside the owners control, including but not limited to power outages, internet outages/issues, smart tv issues, heating/cooling issues etc. For items within the owner’s control, owner will make every attempt to rectify any problems that may occur. It is the guest's responsibility to notify the owner immediately if there is any problem or issue.

No refunds or compensation will be given for problems the owner is able to rectify in a reasonable timeframe, given the circumstances of the issue.
Guests will be responsible for cost of any repairs for problems caused by actions of guests or due to guest’s failure to immediately notify of problem.

12. Any loss of keys or remote controls must be reported to us as soon as possible. The following charges apply for replacement.
I. Normal keys $30 each
II. Security keys $200 each
III. Remotes $150 each
IV. Change of locks up to $1,000

13. If we need to come and assist you with a spare key an additional call out fee of $199 applies which needs to be paid upfront or on the spot. We appreciate your help and understanding and looking forward to welcoming you into our home.

As ‘Serendipity Lake House’ is in a residential area, we have a strict 'No parties or Events' policy and ask that all guests respect the neighbours by keeping noise to a minimum, pa (Email hidden by Airbnb) plaints by the neighbours will see your booking terminated with no refund. Kitchen contains basic items for guests (tea, coffee, cling wrap etc). Milk is not supplied as everyone's preferences these days is different. There are shops close by for you to be able to purchase items from. Complementary coffee pods are provided for guests, however again only a small amount. If you would like more, you will need to purchase them. **The property is on septic. For this reason no other item but toilet paper is to be flushed down the toilet. If you do flush something down other than toilet paper you will be responsible for the costs incurred from this.** **No pool/beach towels are supplied. You will need to bring your own. **Highly recommend wearing reef shoes out in the water. There are sharp clams about. Please ensure that all guests read and understand the NSW Code of Conduct for Short Term Rentals. Link is in the House Rules and a copy is supplied at the property.
