Bedroom #2 - Cow Room: This charming room features a king bed and a bonus antique cot, perfect for a child (it’s not as big as a twin!). A walk-in closet provides ample storage, and the room shares a bathroom with Bedroom #3. Sleeps 2
Bedroom #3 - Guitar Room: Also equipped with a king bed, this room includes a closet and shares a bathroom with Bedroom #2. The shared bathroom features a tub/shower combo with a privacy door for the toilet, allowing one guest to use the vanity while another is in the shower. Bedroom #4 - Donkey Room: This versatile room includes a twin daybed with a low twin trundle, making it ideal for additional guests or children. No Pets - no exceptions: Brenham & the surrounding area may offer other homes that are pet friendly. This is not that home. Texas House Bill 4164 states the penalty for people misrepresenting their dogs as service animals when they are not specially trained. The State fee for violating this law is $1,000 & 30 hours of community service & will be strictly enforced.
Capacity: Accommodates up to 9 overnight guests comfortably. If you would like to have up to 3 additional day guests (up to 12 guests total), ask when you inquire about the property & confirm your plans before booking as we are a quiet property, ideal for small groups & peaceful gatherings, not parties. Only overnight guests allowed on the property after 10:00 pm.
Check-In/Check-Out: We look forward to welcoming you at 4 PM & kindly ask that you check out by 10 AM. Early check-in is available when possible, contact us a day or two before check-in to confirm availability. Late check-out may be available when we do not have same-day turnovers. Ask the day before check-out. No extra charge for up to two hours when available.

Maximum Occupancy: The maximum number of persons permitted to occupy the Property after 10:00/overnight is limited to nine (9) persons. The total number of persons allowed on the Property in the day is limited to up to twelve (12) guests only with prior approval. Maximum occupancy rule is enforced. If at any time the number of persons present at the Property exceeds nine (9)guests after 10:00 pm/ overnight, or twelve (12) in the day, Guest will be asked to leave the Property.
Rental Agreement. A separate rental agreement will be sent upon booking. We will need the rental agreement to be returned within 72 Hrs of your booking. If you do not complete this, we will cancel your reservation.
5 Cars Max: The circular drive can hold up 3 cars, the garage apron can hold 2 cars.. Please do not park on the street.
Smoke-Free Home: Our home is smoke-free, including vapes. If you smoke please do so outside & dispose of all butts in the provided container on the patio. If litter is found, we will bill you for the extra cleaning fee associated with it.
Leave at home: Hair dye, water balloons, glitter, or cascarones/confetti. They are not allowed on the property. They are difficult to tidy & make the property ready for our next guests. We will bill you for additional clean-up if this policy is violated.
4 Outdoor Ring Cameras. Security: For your safety, the property is equipped with outdoor security cameras monitoring the exterior doors & yard. Your privacy is a priority, & the cameras are not monitored during your stay except in specific circumstances. Ring Camera 1 is pointed at the driveway. Ring Doorbell Camera 2 is pointed at the front door. Ring Doorbell Camera 3 is located at side garage entrance & is pointed to garage driveway. Ring Camera 4 is located in back yard on side of house pointing to pond. There are 2 cameras in locked closets inside - 1 is located inside the garage where we store our boat & 1 is located in the locked master closet. These 2 areas are locked areas.
Private areas are locked. The owners pantry, linen closet, Master closet, & garage are locked. You’ll have access to the WHOLE property, except for those areas.

We will email you Access information after payment and signed Vacation Rental Agreement & Copy of ID are returned and Damage Deposit has been paid. Signed Vacation Rental Agreement with ID must be returned within 72 hours of booking or reservation will be cancelled.
House will be ready by 4:00 pm on check-in date unless otherwise agreed upon. If you do plan on arriving early, please check with us a day in advance to see if we can accommodate early check-in. Check-out on your departure date is by 10:00 am.
When it is not Roundtop/Warrenton antique season and we do not have back to back turnover/guests, we will likely be able to allow you a free up to 2 hours, early check-in or check-out. Please also a day in advance to see if we can accommodate.
Self Check-in with smart lock on front door. Front door Access Code will activate at check-in time and will deactivate at check-out time. Your personalized, temporary Front Door Access Code will be sent to you couple of days before check-in (and after we have received the Refundable Damage Deposit).
Guests can self check-in with the smart lock.
Please Note: As disclosed in our listing, for your security and ours, we have ring cameras. The property is equipped with an outdoor security system to monitor the exterior doors and outdoor areas. There is an outdoor camera in the front exterior of the home, 1 doorbell at the front door entrance, 1 doorbell at the side garage door entrance, and an outdoor camera in the back facing the water feature and such cameras are continuously recording. There are 2 ring cameras inside the home in locked areas not accessible to guests: 1 is in the Master Closet & 1 is in the garage. There are no video or audio devices of any kind in any living area accessible to guests within the home.
Kitchen is fully equipped with many appliances such as: Full size refrigerator with freezer, extra refrigerator with freezer in laundry room, gas cook top and separate wall oven, microwave, and pots & pans, dishes, glasses, utensils, blender, Margaritaville Blender, toaster, Keurig, Coffee Maker, crockpot and more. We provide all the linens, pilllows and bath towels. We also have a full laundry facility. Laundry detergent and laundry softener are not typically provided, unless the previous guests have left it. Basic amenities for the couple first nights (soap, toilet paper, trash bags etc.) are provided as well yet you will need to replenish that in case you run out. Walmart and HEB are very close and also offer delivery and curbside if you plan ahead.
We do not subscribe to a cable TV service, but we do have smart TVs hooked up to WiFi. Feel free to bring your username & password to your accounts to log in. (Don’t forget to log out before you leave.)

GUESTS & VISITORS: As the Guest making the reservation, you agree Guests are limited to the number registered. If that number increases, please put in an alteration request so the house may be prepared properly for more people. No extra guest fees if the Guest Total remains at 9 or under.

**Texas House Bill 4146 states the penalty for people misrepresenting their dogs as service animals when they are not specially trained. The State fee for violating this law is $1,000 and will be strictly enforced.
SMOKING: This is a NON-SMOKING Property. This includes ALL types of smoking – cigarettes, cigars, vaping, hooka etc. Smoking is permitted outdoors only with the door closed. You must dispose of your cigarette butts properly. Do not leave cigarettes on our driveway or in the street. Do not throw cigarettes into the firepit, our yard or leave in our plants. Wet the butts and dispose of in a plastic bag in the outside trash bin. Do NOT put cigarettes directly into our trash bin. Do NOT put cigarettes directly into our trash. If this is not convenient for you, we urge you to find another property more accommodating.
BEHAVIOR: Use of illegal drugs will not be tolerated. If illegal drugs are found in home or on premises during stay or after departure, law enforcement will be notified & evidence turned over and Guest will be required to leave immediately with no refund of any rent or fees.

- Guest & occupants are prohibited from attempting to disable, redirect, or obscure the outdoor security cameras. Security camera may be monitored to count the number of Guests when checking in and/or to see if service providers show up. Security camera notifications are turned off and camera is not monitored once guests arrive. The notifications are turned back on at checkout. However, if we get a report of excessive noise or animals in the home we will absolutely look at the security camera and confirm the report. We always turn off notification and do not monitor it while guests are staying at the home for any other reason.
-Please be careful not to unplug the modem or router. They are in the entry way and in the office/laundry room. Do not unplug or you will lose internet, TV and possibly the control of the thermostat.
- For your comfort, we have the home Pest Control treated quarterly, inside and outside. Because we are in a humid area, you may see an occasional bug. Please keep the doors closed at all times to help us prevent bugs. We do not offer refunds or discounts if you happen to see bugs/pests/wildlife/snakes that you are not familiar with.
-Please take bagged trash to outside trash collection bin by garage. Do not leave any trash outside. Extra clean up costs may apply.
The Blue/Trash can is picked up every Monday.
The Green/Recycle can is picked up on Tuesdays, every other week.
-For stays over 14 days we require a complimentary cleaning every 2 weeks to ensure that our place is kept cleaned and maintained to our high standards.
- Hair Dye, Glitter, Fireworks, pinatas & cascarones, etc are not permitted.
-We cannot be held responsible for power outages and what comes along with them such as internet, tv, hot water, appliances. Please report any outage to us and we will contact the power company to get an ETA on repairs.

* The property is equipped with 4 outdoor ring surveillance cameras to monitor the exterior doors and outdoor areas. One is located at the front entrance pointing towards the driveway, 1 doorbell at the front door, 1 doorbell located at garage side entrance, 1 located in backyard pointing towards yard/patio and are actively recording and monitoring the property. Security cameras monitor 24/7 & may be monitored to count the number of guests entering the home and to see if service providers show up, or if we get noise complaints from neighbors or our housekeeper calls about excessive guests or vehicles. We turn off notifications and do not monitor the security cameras while guests are in the home for any other reason. We want our guests to enjoy their privacy. There 2 ring cameras in locked/private areas inside the home. 1 is in the locked master closet & the other is in the locked garage where our boat is sometimes stored.
Sometimes the owner will redecorate and/or remove an item, or discontinue a service after the information has been published.
Due to the Required Cleaning Policy we have removed many decorative throw pillows, colorful quilts, pillow shams & fluffy throws. However, we will continue to make sure the home is always comfortable and functioning properly for our guests.
*We suggest guests purchase "cancel for any reason" travel insurance if you are thinking you may have to cancel due to covid or any other situation. Unfortunately we cannot act as your insurer and reservations cannot be refunded when they are outside the cancellation policy. Refunds will only be processed if there are specific travel regulations in place that will affect your trip or if more than half of your adult guests, or your children, have tested positive within 15 days of the check in date. Proof must be provided.
Early check-in and late check-out may be available, please ask ahead of time! No extra charge for up to two hours when available.
This home is 3.2 miles from HEB & 3.3 miles from Walmart. HEB & Walmart both offer curbside pickup & delivery for groceries and merchandise. Brenham Quality Meat Market is a great local meat market and is highly recommended.
A gas grill is provided on the patio. Do not leave the Gas Grill unattended when using. Additional propane tanks are available if needed.
