Two parking spots in heated garage and two parking spots on the driveway. NO street parking allowed. Four wheel drive cars necessary in winter due to high mountain passes on I-70 and steep driveway.

Security deposit is due 30 days before arrival by venmo, Zelle or check. Deposit will be returned less any damages (and other charges made to the home or because of breaking Rental Agreement rules) within 14 days of departure.

You will be provided with access codes to the house no less than 24 hours before arrival. Late checkout without prior permission is subject to $200 per hour until vacated. Amount will be deducted from security deposit.

Child friendly: 2 pack n plays with sheets, high chair, 2 booster seats, toddler safe dishes and silverware, white noise machine, baby monitor, toys and games

No guests allowed over the registered number.

Eight burner gas stove with warming oven, two dishwashers, three sinks, two refrigerators, Double oven, complete cookware, crock pot, stand mixer, Keurig with coffee k-cups, electric tea pot. Kitchenette downstairs;  some spices and condiments. Dishes and drinking glasses for 20;

No animals allowed as owner is very allergic to most animals. If you have a service animal or ESA, please book elsewhere.

No smoking or vaping of any kind anywhere on the property. We are in the middle of a forest and there are almost always fire bans in effect.

While there are two levels (no elevator), the main floor has no stairs inside, and only one step from the garage to the main floor; deck is accessible without stairs. No animals permitted including SA/ESA because of allergies.

HDTV in every bedroom, kitchen, family room and study with Roku devices; YouTubeTV account provided. You may use your own Netflix, Amazon Prime, Disney+ Hulu, etc accounts. Phone and tablet charging station in kitchen.

Located on the east side of the Breck valley, view 10 Mile Mtn Range and Breck from every room.

Alpine Vista Lodge is a sprawling custom luxury home with amazing views of the Breckenridge Ski Area and the Ten Mile Range. The large picture windows in the open living area,  dining room and every king bedroom suite capture the views and unforgettable sunsets over the peaks.  Perfect for families or groups, this home is a comfortable and spacious lodge located in the Highlands subdivision just 2 miles (5 minutes) north of downtown Breckenridge and the Ski Area.  

As you enter this beautiful home, you are greeted by the large living room with hardwood floors and vaulted ceilings with large wooden beams.  The living room features comfortable seating, a Colorado river rock gas fireplace, and a wall of windows facing West on to an expansive deck with an outdoor 4 burner gas grill and furniture. The deck will be your new favorite spot - grill and gaze at the mountains!

The fully equipped gourmet kitchen features granite counter tops, double ovens, microwave and an 8-burner gas grill top. Three sinks and two dishwashers can handle the load of your extended family. The dining room features a round table seating 8 (great for games) and a two level bar with seating for 6 more makes this a great home for the whole family.  There is an additional small table that seats 4 more.

A separate sun room with fireplace is stocked with paperback books for those in your group that want to escape and enjoy the view. The gas fireplace will keep you cozy while you watch your favorite shows on the new 48 HDTV with Roku TV (YouTubeTV and tour favorite streaming apps on every TV).

There are hooks a plenty and cubbies for all your winter gear near the full laundry upstairs. A heated garage with room for two cars and parking is available for two more cars on the driveway.

Everyone will feel like they get the owners suite because there are four bedrooms each with private bathrooms, walk in closets, and a King Bed.  And each bedroom has flat screen HDTV with Roku. Each of the four master bed rooms - one one the main floor and three downstairs - has a wall of windows facing the Ten Mile Range and/or ski area.

The bunk room is a kids zone with with two twin over full beds. Also downstairs is a complete second laundry room!

A Large 65 4K UHDTV and a blazing gas fireplace can be found in the lower living area. A computer desk and mini kitchen with microwave and full refrigerator are just steps away. The door to the lower deck leads to the private 8-person hot tub!  Watch the sun set over the ski area and huge views of the ten mile range all from your private hot tub!. 

Free high speed Wi-Fi is available through-out the home.

Located in the Highlands neighborhood north of Breckenridge, this is the perfect place to get away from it all while still being close to all that Breckenridge and Summit County have to offer. The trail system is right out the back door for access to endless hiking and biking trails in summer.

This property requires a separate, signed Rental Agreement document that must be signed by the guest within 24 hours of the booking request in order to confirm and complete the booking. The Rental Agreement specifies all rules and controls the rental terms.  This will be sent within 24 hours of rental and must be returned within 24 hours along with a copy of the main renters government ID to finalize the rental.

We do not rent to groups who want to party. No animals are allowed in the home
