No parties or events
This is a family holiday home, not a venue for events and parties and breaches will result in automatic eviction with loss of damage deposit and no refund of remaining nightly fees. If you have a specific need for an event it must be discussed prior to booking and approved IN WRITING or the above will apply.
No smoking
Smoking is NOT permitted in the house or near open doors or windows. If you smoke outside, your butts must be disposed of in the rubbish bins after being fully extinguished.
Minimum age limit for renters: 21
There needs to be an adult over the age of 25 responsible for guests that are under the age of 21. Please discuss this with me.
House Rules
General Rules
- Check-in: After 3:00pm on day of check in. Check-out: by 10:00am on the day of departure
- This is a family holiday home, not a venue for events and parties. If you have a specific need for an event it must be discussed prior to booking and approved IN WRITING.
- No additional guests/visitors (without prior permission) and any approved visitors must leave the premises by 10pm
- Behaviour which is detrimental to the property or neighbours will not be tolerated
- Smoking is NOT permitted in the house or near open doors or windows. If you smoke outside, butts must be disposed of in the external rubbish bin after being fully extinguished.
- No loud noises
- Pets allowed only when previously approved and are charged at $20 per night per pet.
- Do not disclose the door code to anyone - it is for guests during this stay only
- Turn off all heaters, air conditioners and electrical appliances prior to leaving the house.
- No Food or Drinks in the bedrooms
- If you are staying on a Monday night, please put the external rubbish bins out on the footpath for collection (collected early Tuesday morning) and bring them in as soon as possible after collection
- Only the beds booked for guests will be made up and all other rooms will be locked off.
- Each bedroom has a lock on the door (including those booked). If you lock yourself out of the booked bedroom and I need to send someone to unlock it for you, there will be a charge of $35 each time.
- If you have any issues with anything at all during your stay, please contact us immediately to ensure we have the opportunity to rectify it for you to ensure you have the best possible experience. If there is no contact, we assume that everything was satisfactory

Check Out Rules
- Do a general tidy
- Wipe down the kitchen bench tops
- Wash, dry (or use the dishwasher) and put away any used dishes
- Take out the rubbish to the external bins.
- We do not expect you to mop, however if you are traveling with a dog, please vacuum or sweep up.
-If you have travelled with a pet please double check the yard for “Puppy Poos” and clear these and dispose of appropriately so as not to create smells or issues for our next guest.
- The cleaning fee charged covers the general cleaning of the house and washing of linen etc. It does not cover excessive cleaning of the house left in a mess - this will be charged extra.
- If you have not vacated the property by the set check out time you will be charged $100 per hour (or part thereof)

DOGS/PETS IN AND AROUND THE HOUSE.
- We allow your dog’s inside as we believe they are family members (They MUST however be toilet trained).
- We prefer dogs did not go on the furniture; however, we do understand that some dogs are very used to lying on the couch. If they are accustomed to the finer things in life, we ask that you provide your own blankets and/or towels for the dogs to lie on to protect the furniture (this includes bean bags). This helps preserve our furniture and keeps it clean for future guests
- Pets are strictly NOT permitted on the beds. Because dogs are NOT permitted on the beds. If dog hair or evidence of dogs sleeping on beds is found then we will charge you an extra cleaning fee.
- Please keep the yard clean and pick up after your dog daily, we would prefer after each time they toilet or at least twice daily. Please supply your own bags.
- Dogs are never to be left alone in the house when you are away
- If your dog suffers anxiety when traveling, when you leave it alone or it normally tends to bark, we ask that out of courtesy to our neighbours you keep your dog with you at all times and take it with you. Barking and upsetting our neighbours is clearly not acceptable. If dogs are left in the yard to continually bark and we are alerted by our neighbours, this is clearly against our house rules. If dogs are found to be disturbing neighbours (and they are very quick to call us) and if guests do not or are unable to return immediately to their barking dog then we may be forced to send someone over to sit with your dog. If this happens then a dog sitting fee of $100 per hour will be charged to you.

Security Deposit
You agree to providing your credit card details to the host and the security deposit being charged to your card a few days before check in. If your card is declined for some reason, we will attempt to contact you for an alternative card. If we can not contact you or no other card can be provided and therefore the security deposit can not be taken, your booking will be cancelled immediately and no refunds will be given. Within 14 days of checkout, the full amount will be refunded to your card less any charges for damages, missing items or excess cleaning required.

A Booking agreement will be emailed to you once your booking is confirmed. You will need to complete and return it to the host a minimum of 3 days prior to your check in (earlier is preferred to ensure we have the house set up appropriately). Check in details will not be provided if this hasn’t been returned on time and there will be no refund.

Breaches of the Terms and Conditions (House Rules) will result in immediate eviction with loss of damage deposit and no refund for remaining nights of the booking.

Refundable Damage Deposit
When booking you must provide your full credit card details as this security deposit will be charged to your card 3 days before check in. Upon check out and once the property has been checked, if all is ok the full amount will be refunded to your card. Any damages, missing items or excess cleaning required will result in your deposit not being fully refunded.
If your card is declined for some reason, I will attempt to contact you for an alternative card. If I can not contact you or no other card can be provided and therefore the security deposit can not be taken, your booking will be cancelled immediately and no refunds will be given.

Cancellation Policy
If you cancel more than 30 days prior to check in date, 50% of your payment will be refunded.
If you cancel 30 days or less prior to check in date, there are no refunds.
