Check In: Flexible

Host will be on-site to welcome Guests when they arrive whenever possible. If Host is unavailable, Guest will be sent check-in instructions with all necessary info to access space including but not limited to address, door codes, access instructions, wifi networks & passwords, parking instructions, etc.

If you're looking to throw a rager, this isn't the spot for you.

Maximum occupancy: 8

Any additional guests will require special authorization at a rate of $100/guest per night. Additional guests will need inflatable air mattresses or similar. Maximum of 2 Additional Guests allowed.

House Rules

Zero tolerance indoor smoking/vaping policy with complete forfeiture of security/damage deposit enforced.

Disruptive parties will not be tolerated with complete and immediate termination of stay enforced if necessary to insure respect of property and neighbors.

Unauthorized guests NOT allowed on property.

NO OPEN FLAMES besides fire table and grills provided by Host.

No blatant stupidity tolerated...your SAFE enjoyment of the property is my priority.

Misuse of sofa bunks in an unsafe manner will lead to complete forfeiture of security/damage deposit.

Guest accommodation beyond 8 ppl requires Host authorization and will incur additional Guest fees on a per guest per night basis.

Security/Damage deposit applies to both indoor AND outdoor spaces.

Check In & Check Out times are flexible

Quiet hours from 12am-7am preferred.

I love animals and Pets will be considered on a case-by-case basis.

Payment Policy

Reservations guaranteed only when reservation paid in full. Credit card payments subject to a 3.625% convenience charge. Payment apps welcome and accepted. 3rd party payment app fees are the responsibility of the Renter and will be collected by the Owner in addition to the rental rate when applicable. Security/damage deposits are collected/refunded within 3 days of start/end of rental with same policies re: payment app and credit card fees.

Refundable Damage Deposit

Security deposit to insure no loss/damage to property or amenities. Covers cleaning fees beyond normal use cleaning when applicable. Refund of Security Deposit within 3 days of check-out.

Cancellation Policy

Due to the nature of securing accommodations in advance for football weekends, cancelations to any reservation will require AT LEAST 21-days notice to be considered for a refund. Any reservations that are not canceled within this timeframe are subject, at the Owner's discretion, to a 50% cancellation fee. Any fees associated with reservations made through a payment app that collects a fee to process a payment or provide buyer protection services will not be refunded by the Property Owner. For non-football weekends, cancelations can be made within 7 days of the start of the reservation to be eligible for a full refund and 3 days of the start of the reservation for a 50% refund.
